A. Comprises three thousand square feet (3,000 sq. ft.) or more of a Principal Building;

B. Results in Construction occurring on fifty percent (50%) or more of the square footage of a Principal Building;

C. Prevents a Principal Building from being habitable (i.e., a resident must have access to both a bathroom and a kitchen in order for a Principal Building to be habitable); or
