ARTICLE VI

R-2 SINGLE-FAMILY RESIDENTIAL DISTRICT

6-1 Purpose

The regulations set forth in this Article or set forth elsewhere in this Appendix A when referred to in this Article, are the district regulations for the R-2 Single-Family Residential District. The R-2 District is intended to preserve those residential areas which are best suited for somewhat larger lot development and to maintain the character of existing low density single-family neighborhoods. The locations of R-2 zoned areas shall be in general accord with the Comprehensive Plan. (Ord. 03-1155, 3-18-2003)

6-2 Use Regulations

  1. Permitted Uses.

    Affordable housing development. Community residence (Classes I and II).
    Daycare (home).
    Home occupation (Class I).
    Municipal use.
    Parks/playgrounds (including Northfield Park District offices).
    Religious institution.
    School (public or private K-12).
    Single-family dwelling.
    Small wireless facilities in right of way.
    Stable.
  2. Special Uses. (See Article XVI of this Appendix A for standards.)

    Community residence (Class III).
    Daycare (center).
    Garage with greater than 900 square feet of floor area (residential).
    Home occupation (Class II).
    Other public uses/structures.
    Planned unit development.
    Preschool.
    Recreation center in existence as of January 1, 2003.
    Seasonal/temporary uses (see Article XIX of this Appendix A).
    Small wireless facilities outside right of way.

6-3 Lot Size Requirements

The minimum lot area for lots in the R-2 District is twenty five thousand (25,000) square feet except for public parks which have no minimum lot size and planned unit developments which must be at least five (5) acres. (Ord. 03-1155, 3-18-2003)

6-5 Site Development Plan Review

All planned unit developments are subject to the conditions and review as set forth in Article XVII of this Appendix A. All special uses are subject to the conditions and review as set forth in Article XVI of this Appendix A. All nonresidential developments not subject to planned unit development or special use review procedures shall be subject to Architectural Commission site plan review as set forth in Chapter 4 of this Code. 6-5A Preliminary Project Review

Proposed projects that represent a significant departure from the Comprehensive Plan may elect to submit for a preliminary project review, which is entirely elective. See Appendix D, Article I, "Fees", of this Code for the associated fee. (Ord. 09-1436, 12-7-2009)
