1268.02 PERMITTED USES.
Permitted uses in an R-4 Residence District are one, two or three-family dwellings.

1268.03 AREA REQUIREMENTS.
Area requirements in an R-4 District are as follows:
(a) Minimum Lot Area. 15,000 square feet.
(b) Minimum Lot Width. 100 feet.
(c) Minimum Lot Depth. 150 feet.
(d) Minimum Lot Coverage.
(1) One-family. 1,000 square feet of first floor living area.
(2) Two and three-family. 600 square feet of first floor living area for each unit.
(e) Minimum Yards.
(1) Front yard. Sixty feet.
(2) Side yards. Twenty feet total. No side yard shall be less than ten feet.
(3) Side yard of corner lot. A side yard along the side street lot line of a corner lot, which lot abuts in the rear, either directly or across an alley, the side lot line of another lot in an "R" District, shall have a width of not less than one-half the required depth of the front yard on such other lot fronting on the side street, with thirty-foot minimum.
(4) Rear yard. Fifty feet for one and two-family dwellings.

1268.04 MAXIMUM BUILDING HEIGHT.
The maximum building height in an R-4 District is two and one-half stories, but not to exceed thirty-five feet.
Off-street parking requirements in an R-4 District are two car spaces for each dwelling unit, which spaces shall not occupy any front yard space.

1268.06 COMPLIANCE WITH SUBDIVISION REGULATIONS AND CITY SPECIFICATIONS REQUIRED; SEWER AND WATER FACILITIES REQUIRED.
(a) Any subdivision of land within an R-4 District shall fully comply with the Subdivision Regulations of the City of Norton, Ohio.
(b) Minimum improvements must be constructed according to City specifications.
(c) All lots within R-3 Districts must be served by adequate sewer and water facilities controlled or operated by a duly constituted public authority or by a person or company licensed to do business as such under the laws of the State of Ohio, with such sewer and water facilities connected to any dwelling located or to be located thereon.
