CHAPTER 1260

RU-1 Rural Residential Districts

1260.01 APPLICATION OF OTHER PROVISIONS OF CODE.

   The provisions of Section 1258.03 and Chapter 1296, as set forth in this Zoning Code, shall apply to all RU-1 Districts.

1260.02 PERMITTED USES.

   Permitted uses in an RU-1 Rural Residential District as follows:
   (a)   One-family dwellings.
   (b)   Dwellings of bona fide full-time employees.
   (c)   Agricultural and farming uses, including horticulture and nurseries, but not including the conducting and maintenance of hog farms.
   (d)   Golf courses.
   (e)   Riding academies and stables.
   (f)   Guest ranches.
   (g)   Accessory uses as an adjunct thereto.

1260.03 USES REQUIRING SPECIAL EXCEPTION USE PERMITS.

   Uses which require special exception use permits in an RU-1 District are as follows:
   (a)   Private schools which offer instructions in the several branches of learning and study required to be taught in the public schools of the State of Ohio, nursery schools, day-care centers and private non-profit recreation areas.
   (b)   Country clubs.
   (c)   Private hospitals and rest and convalescent homes for human beings.
   (d)   Churches and religious institutions.
   (e)   Cemeteries and memorial parks that do not permit the use of vertical grave markers, mausoleums or above-ground crypts.

1260.04 AREA REQUIREMENTS.

   Area requirements in an RU-1 District are as follows:
   (a)   Minimum Lot Area. 45,000 square feet, with one primary dwelling unit per lot.
   (b)   Minimum Lot Width. 220 feet.
   (c)   Minimum Lot Depth. 225 feet.
   (d)   Minimum Lot Coverage. 1,500 square feet.
   (e)   Minimum Yards.
      (1)   Front yard. Sixty feet.
      (2)   Side yards. Eighty feet total. No side yard be less than twenty-five feet.
      (3)   Rear year. Forty feet.

1260.05 MAXIMUM BUILDING HEIGHT.

   The maximum building height in an RU-1 District is two and one-half stories, but not to exceed thirty-five feet.

1260.06 OFF-STREET AUTOMOBILE PARKING REQUIREMENTS.

   Off-street parking requirements in an RU-1 District are as follows:
   (a)   Dwelling Units. Two car spaces for each dwelling unit, one of which shall be covered parking.
   (b)   Golf Courses. Ten car spaces per golf course hole.
   (c)   Riding Academies and Stables. One car space per each two horse stalls.
   (d)   Guest Ranches. One car per guest room.
