CHAPTER 1280

I-1 Light Industrial Districts

1280.01 APPLICATION OF OTHER PROVISIONS OF CODE; INTENT.

   The provisions of Section 1258.03 and Chapter 1296, as set forth in this Zoning Code, shall apply to all I-1 Districts. This District is designed to accommodate a number of small and medium-sized manufacturing, wholesale, service, administrative, research and development uses.

1280.02 PERMITTED USES.

   Permitted uses in an I-1 Light Industrial District are:
   (a)   Administrative offices, but not including those of doctors, dentists or others that require personal visits of clients or patients.
   (b)   The manufacturing, processing, assembling or storage of products and materials, including institutes and laboratories.
   (c)   Business and mechanical service uses providing the display, repair, storage and off-premises installation of various products, materials and appliances, where on-premises retail sales to customers are incidental and customer presence is primarily for the purpose of pre-installation inspection or the delivery or pick-up of articles for repair.
   (d)   Research laboratories, provided that such uses are not or will not be offensive by reason of the emission of dust, gas, smoke, noise, fumes, odors or vibrations, and provided further that the Building and Zoning Inspectors may require evidence that adequate controls, measures or devices have been provided to insure and protect the public interest, health, comfort, convenience, safety and general welfare.
   (e)   No retail business, service, manufacturing or industrial use shall be permitted as a lawful or accessory use if such business, service, manufacturing or industrial use unit pumps in excess of 1,000 gallons of underground water per day.
   (f)   Adult uses, in accordance with Chapter 1292.

1280.03 USES REQUIRING SPECIAL EXCEPTION USE PERMIT.

   There are no uses requiring a special exception use permit in I-1 Districts.

1280.04 AREA REQUIREMENTS.

   Area requirements in an I-1 District are as follows:
   (a)   Minimum Lot Area. 87,000 square feet.
   (b)   Minimum Lot Width. 200 feet.
   (c)   Minimum Lot Depth. 200 feet.
   (d)   Maximum Lot Coverage. Fifty percent of total lot area.
   (e)   Minimum Yards. The minimum front yard shall be fifty feet.
      (1)   When adjacent to an "R" District, there shall be a front yard having a minimum depth the same as the adjoining "R" District for at least 100 feet, as measured from the "R" District.
      (2)   No part of any building arranged, intended or designed to be used, in whole or in part, for any use within this class shall be located within twenty feet of any "R" District.

1280.05 MAXIMUM BUILDING HEIGHT.

   The maximum building height in an I-1 District is two and one-half stories, not to exceed forty feet.

1280.06 OFF-STREET AUTOMOBILE PARKING REQUIREMENTS.

   Off-street parking requirements in an I-1 District are one and one-tenth car spaces per full-time employee, per single work shift.

1280.07 OFF-STREET LOADING REQUIREMENTS.

   Off-street loading requirements in an I-1 District are one off-street loading space per each 5,000 square feet of building floor space.
