CHAPTER 1270

R-5 Multifamily Residence Districts

1270.01 APPLICATION OF OTHER PROVISIONS OF CODE.

   The provisions of Section 1258.03 and Chapter 1296, as set forth in this Zoning Code, shall apply to all R-5 Districts.

1270.02 PERMITTED USES.

   Permitted uses in an R-5 Multifamily Residence District are:
   (a)   Apartments.
   (b)   Private schools which offer instruction in the several branches of learning and study required to be taught in the public schools of the State of Ohio, nursery schools, day-care centers and private non-profit recreation areas.
   (c)   Churches and religious institutions.

1270.03 AREA REQUIREMENTS.

   Area requirements in an R-5 District are as follows:
   (a)   Minimum Lot Area. 20,000 square feet, with no less than 1,000 square feet per dwelling unit.
   (b)   Minimum Lot Width. 100 feet.
   (c)   Minimum Lot Depth. 200 feet.
   (d)   Minimum Lot Coverage. Forty percent of total lot area.
   (e)   Minimum Yards.
      (1)   Front yard. Fifty feet.
      (2)   Side yards. Thirty feet total. No side yard shall be less than fifteen feet.
      (3)   Side yard of corner lot. Where corner lots are separated by an alley or are located in different "R" Districts, the side yard abutting the side street lot line shall have a minimum depth of thirty feet or one-half the height of the building, whichever is greater.
   (f)   Rear yard. Thirty-five feet.

1270.04 MAXIMUM BUILDING HEIGHT.

   The height limit in a buffer strip shall be a maximum of thirty-five feet or two and one-half stories. Beyond the 200-foot buffer limit from any "R" District on multifamily dwellings, there shall be no height limitations.

1270.05 OFF-STREET AUTOMOBILE PARKING REQUIREMENTS.

   Off-street parking requirements in an R-5 District are two car spaces for each dwelling unit, which spaces shall not occupy any front yard space.

1270.06 OFF-STREET LOADING REQUIREMENTS.

   Off-street loading requirements in an R-5 District are two loading spaces for each apartment structure.

1270.07 USABLE OPEN SPACE.

   Usable open space requirements in an R-5 District are 450 square feet for each dwelling unit.

1270.08 COMPLIANCE WITH SUBDIVISION REGULATIONS AND CITY SPECIFICATIONS REQUIRED; SEWER AND WATER FACILITIES REQUIRED.

   (a)   Any subdivision of land within an R-5 District shall fully comply with the Subdivision Regulations of the City of Norton, Ohio.
   (b)   Minimum improvements must be constructed according to City specifications.
   (c)   All lots within R-5 Districts must be served by adequate sewer and water facilities controlled and/or operated by a duly constituted public governmental authority, with such sewer and water facilities connected to any dwelling located or to be located thereon.
