Palm Beach Shores City Zoning Code

SECTION I

- PURPOSE AND INTENT

The purpose of this Ordinance is to establish comprehensive controls and regulations for the development of land in the Town of Palm Beach Shores based on the comprehensive plan for the Town and thereby to protect, promote, and improve the public health, safety, morals, and the general welfare of the Town's inhabitants.

The objectives and intent of this Ordinance are to:

(a)

Provide for efficiency and economy in the process of development;

(b)

Secure safety and convenience for traffic and circulation of people and goods and to lessen congestion in the streets;

(c)

Secure safety from fire, panic, and other dangers;

(d)

Preserve, protect, and conserve the natural resources of land, water, and air and to provide adequate light and air;

(e)

Prevent the overcrowding of land by controlling the use and occupancy of buildings;

(f)

Avoid undue concentration of population by controlling the number of dwelling units which may be erected on land parcels or lots in the various zoning districts and to provide for the healthful and convenient distribution of population;

(g)

Facilitate the adequate provision of transportation, water, sewerage, schools, and other public requirements and services; and

(h)

Promote the civil amenities of beauty and visual interest.

To accomplish these purposes, objectives, and intent, the Town Commission has divided the entire Town into zoning districts or classifications, as shown on the Official Zoning Map of the Town, of numbers, locations, and shapes deemed best to carry out the intent of this Ordinance and within the districts has set regulations for:

(a)

Height, size, bulk, location, erection, construction, repair, reconstruction, alteration, and use of buildings and other structures for trade, profession, residence and other purposes;

(b)

Use of land and water for trade, profession, residence and other purpose;

(c)

Size of yards and other open spaces;

(d)

Percentage of lot or plot that may be occupied by buildings and other structures;

(e)

Density of population and density of dwelling units on land parcels;

(f)

Grade elevation of building sites and ground floor of buildings;

(g)

Maximum and minimum size of building sites; and

(h)

Other pertinent matters.
