04 DISTRICTS ESTABLISHED - ZONING MAP
A. Preston City shall be divided into the following zoning districts:

| Residential A1 | The purpose of the zoning district Residential A1 is to reserve residential neighborhoods, prevent overcrowding of the land, and to encourage the development of the low-density areas which are best suited for single-family residences. |
| Residential A2 | The purpose of the zoning district Residential A2 is to reserve residential neighborhoods, to prevent overcrowding of the land, and to encourage medium-density residential development. |
| Residential A3 | The purpose of the zoning district Residential A3 is to provide for higher density residential development. Multiple-family dwellings, including apartment complexes, are allowed. |
| Residential B | This type of zoning pattern is intended to create a low-density area on the outskirts of town preserving a rural character. This zoning pattern is intended to transition into agricultural areas outside the city limits. |
| Accessory Dwelling Unit | The purpose of accessory dwelling units is to provide affordable housing units, economic relief to homeowners, and create housing types appropriate for households and individuals at a variety of stages in the life cycle. |
| Downtown Commercial | The purpose of zoning district Downtown is to encourage downtown development as a hub of commerce that offers retail goods to the end-user, retail services, office space, entertainment facilities, restaurants, healthcare and fitness, temporary lodging, and professional services. |
| General Commercial | The purpose of zoning district General is to encourage mix of retail goods, retail services, professional office space, business to business sales, entertainment, restaurants, healthcare and fitness, temporary lodging, financial services, vehicle repair, and community use facilities with a greater degree of freedom than the downtown zone. |
| Heavy Commercial/Light Industrial | The purpose of zoning district Heavy Commercial/Light Industrial is to encourage the grouping of heavy/farm equipment, light manufacturing, industrial assembly, vehicle repair, vehicle sales, wholesale facilities, warehouses, business to business sales, communications relays/antennas, distribution/logistics centers, outdoor sales of new goods, and the uses of other commercial zones. |
| Light Industrial | The purpose of the Light Industrial zoning district is to provide for and encourage the development and grouping together of light industrial uses that include manufacturing, production, industrial assembly, logistics, storage, warehousing, salvage operations, heavy equipment repair, commercial kennels. |
| Heavy Industrial | The purpose of the Heavy Industrial zoning district is to encourage the development of and grouping together of heavy industrial uses including mass manufacturing, construction yards, industrial production, industrial storage, airports, and all uses allowed in the Light Industrial Zone. |
| Note: Multi-family housing exceeding eight (8) dwelling units requires a Special Use Permit regardless of the zone in which it is established. | |
B. The boundaries of the use districts shall be determined and defined by the adoption of a map on which are shown the boundaries of use districts so adopted for each portion of Preston.
C. Land or premises shall be used, unless otherwise provided in this title, only in conformity with the regulations set forth in this title for the use districts in which such land or premises are located.
D. No building or structure shall be erected or structurally altered or used, unless otherwise provided in this title, except in conformity with the regulations set forth in this title for the use districts in which such building or structure is located.
E. Residential Uses established legally prior to the enactment of this code may continue and may enlarge. Such residences will be governed under the provisions of the closest residential zone. No additional dwelling units shall be added. Once the residential use is superseded by a conforming land use, it shall not be reestablished.

A. The boundaries of the use district shall be established and clearly indicated upon the zoning map, which map shall be adopted as part of this title.
B. All amendments of the official zoning map shall follow the procedure set forth in 17.50 Amendments.
C. Areas are to be classified according to the established use districts and such zoning shall give due consideration as to conformity with an adopted comprehensive plan and its stated goals and objectives where these exist.
