10 RESIDENTIAL ZONE A1

17.10.010 Purpose


The purpose of the zoning district residential A1 is to reserve residential neighborhoods, prevent overcrowding of the land, and to encourage the development of the low-density areas which are best suited for single-family residences.

17.10.020 Area, Coverage, Height, And Setbacks

  1. At a minimum, the lot shall be 12,500 square feet in area.
  2. Not more than forty-five (45) percent of the lot area shall be covered by buildings, structures, asphalt, cement, or driveways.
  3. A maximum height of thirty-five (35) feet, to be measured from the existing grade of the proposed building to the peak of the roof, of the building shall be allowed.
  4. The front setback shall be, at minimum, twenty-five (25) feet measured from the edge of the right-of-way to the nearest point of the building line.
  5. The side setback shall be, at minimum, eight (8) feet measured from the side property line to the nearest point of the building line.
  6. On corner lots, the side yard shall be, at minimum, twenty-five (25) feet measured from the edge of the right-of-way to the nearest point of the building line.
  7. The rear yard setback shall be, at minimum, twenty (20) feet measured from the rear property line to the nearest point of the building line.
  8. One dwelling is allowed per parcel, unless the ADU code applies.

One Sign, Not to Exceed Four (4) Square Feet in Area, Pertaining to the Lease or Sale of Buildings or Premises Where the Sign is Located. This Provision Shall Also Apply to Political Signs During Campaign Periods.

Signs for home occupations shall be limited to six (6) square feet in area, shall be unlighted, and attached flush to the building

Note: Special Uses may be granted pursuant to PMC 17.40, subject to the ability of political subdivisions, including the City and school districts, to provide services for the proposed use, and when it is not in conflict with the comprehensive plan.

Note: Residences with an accessory apartment are considered duplexes and are nonconforming in an A1 Zone unless such a dwelling is also eligible for an accessory dwelling unit per the ADU code.

Private schools may be allowed but must obtain a Special Use Permit
