ARTICLE 11

PO PROFESSIONAL OFFICE DISTRICT

11.1 - Purpose.

To provide a district for office type uses with yard and open space and architectural requirements similar to those in residential districts in order that such uses can be located in close proximity thereto.

11.2 - Permitted Uses.

The following uses are permitted in the P.O. District if conducted entirely within a building:

A.

Professional offices;

B.

Medical offices or medical clinics with a gross floor area of less than two thousand five hundred (2,500) square feet;

C.

Family child care homes, within residential structures, as set forth in Article 39 (Child Care);

D.

Child care centers of up to sixty (60) children; 1

E.

Any use not explicitly listed in this Section is prohibited, except that the Zoning Administrator may permit any use not listed herein if the use is determined to be a similar and/or compatible use to any use herein and meets the purpose and intent of the Zoning District.

11.3 - Accessory Uses.

The following structures and uses are permitted in the PO District when accessory to and constructed or commenced concurrently with or subsequent to uses permitted under Sections 11.2 and 11.4:

A.

Accessory uses and structures customarily appurtenant to a permitted use;

B.

Child care centers if the facilities are in conjunction with adjoining businesses.

11.4 - Conditional Uses.

The following uses are permitted in the PO District subject to first securing a Use Permit therefor:

A.

Business or financial offices;

B.

Medical offices or medical clinics with a gross floor area of two thousand five hundred (2,500) square feet or more;

C.

Prescription pharmaceutical dispensaries within medical clinics; provided, however, that said dispensaries shall be located entirely within the main building, and shall not be provided with outside entrances or signs, and provided, further, that sales therefrom shall be conducted without display of products or advertising displays;

D.

Schools and studios for arts, crafts, photography, music, and dance;

E.

Private clubs, lodges, and fraternities;

F.

Parking lots and garages, as defined in Article 2;

G.

Public or quasi-public uses, except corporation yards, storage or repair yards, or warehouses; 1

H.

Any permitted or conditionally permitted use when conducted primarily outside a building;

I.

Any other use not otherwise listed in this Section, which is determined by the Zoning Administrator, after a public hearing, to be a similar and/or compatible use to any conditionally permitted uses in this Section, and is consistent with the purpose and intent of this Article;

J.

Child care centers of more than sixty (60) children. 1

11.5 - Height Regulations.

No structure shall exceed thirty-five (35) feet in height.

11.6 - Lot Area.

The minimum building site area shall be six thousand (6,000) square feet, except that a different minimum building site area may be established by adding a numerical suffix to the district designation in conjunction with the zoning of any property. Such number shall be a part of the PO District designation and shall establish the minimum building site in thousands of square feet. Additional minimum building site area requirements greater than those specified in this section shall be determined in accordance with the provisions of Section 32.2, "Supplementary Lot Area Requirements for Sloping Sites," under the conditions therein specified.

11.7 - Lot Width.

The minimum average lot width shall be sixty (60) feet for corner lots and fifty (50) feet for interior lots. Every lot shall have a minimum of thirty-five (35) feet of frontage on a public street.

11.8 - Lot Coverage.

Not more than sixty percent (60%) of the lot shall be covered by buildings.

11.9 - Yard Requirements.

The following yards are required:

A.

Front yards: Front yards shall have a minimum depth of fifteen (15) feet.

B.

Side yards: Side yards for interior lots shall have a minimum width of five (5) feet, and side yards for the street side of corner lots shall have a minimum width of fifteen (15) feet.

C.

Rear yards: Rear yards shall have a minimum depth of five (5) feet, and a minimum depth of fifteen (15) feet if abutting any R District.

11.10 - Minimum Pervious Area and Stormwater Requirements.

A minimum of twenty percent (20%) of each lot shall be pervious area, to be composed of landscaping, vegetated open space, or permeable paving materials, consistent with the provisions of Section 32.12 of the Zoning Ordinance, as that section may be amended from time to time. All development is also subject to the requirements of Chapter 27A (Stormwater Treatment Measures and Maintenance Program) of the Municipal Code, as that chapter may be amended from time to time.
