ARTICLE 24

MH MOBILE HOME DISTRICT

24.1 - Purpose.

To provide a residential zoning district which exclusively allows mobile homes, mobile home parks and trailer parks as defined by Article 2.

24.2 - Permitted Uses.

The following structures and uses are permitted in an MH district:

A.

Mobile homes;

B.

Trailers;

C.

Recreation and service buildings;

D.

Carports, awnings, and screened enclosures used in conjunction with a mobile home and trailer when in compliance with Section 34.6 of the Redwood City Code;

E.

Family child care homes, within residential structures, in accordance with the provisions of Section 39.3.

24.3 - Accessory Uses.

The following uses are permitted in the MH District when accessory to or commenced concurrently with or subsequent to uses permitted under Sections 24.2 and 24.4:

Other accessory uses and structures customarily appurtenant to a permitted use when in compliance with Section 34.6 of the Redwood City Code.

24.4 - Conditional Uses.

The following structures and uses are permitted in the MH District subject to first securing a use permit:

Public or quasi-public uses, except corporation yards, storage or repair yards, or warehouses.

24.5 - Height Regulations.

No structure in the MH District shall exceed two and one-half (2.5) stories in height nor in any event exceed thirty (30) feet in height.

24.6 - Lot Area.

The minimum site area for mobile home parks shall be three (3) acres and mobile home parks shall contain not more than one (1) mobile home for every three thousand (3,000) square feet of site area.

24.7 - Lot Width.

The minimum average lot width for mobile homes shall be two hundred (200) feet.

24.8 - Lot Coverage.

Not more than twenty-five (25) percent of the lot for mobile homes shall be covered by buildings and mobile homes.

24.9 - Yard and Open Space Requirements.

A.

Front yards: Front yards for mobile homes shall have a minimum depth of twenty (20) feet.

B.

Side yards: Side yards for mobile homes shall have a minimum depth of twenty (20) feet.

C.

Rear yards: Rear yards for mobile homes shall have a minimum depth of twenty (20) feet.

D.

Open space: All mobile home parks shall provide one (1) or more recreation areas or buildings having an aggregate area of not less than two hundred (200) square feet for each mobile home site.

24.10 - Other Required Conditions.

The following additional conditions shall apply in the MH district:

A.

All areas not used for access, parking, traffic, circulation, structures, or service facilities shall be permanently landscaped and the entire site shall be maintained in neat, clean, and sanitary condition;

B.

All areas used for access, parking or traffic circulation shall be paved;

C.

Subject to the provisions of Article 36 all areas in mobile home parks shall be separated from any public right-of-way by a wall or fence not less than six (6) feet in height.

24.11 - Minimum Pervious Area and Stormwater Requirements.

A minimum of forty (40) percent of each lot shall be pervious area, to be composed of landscaping, vegetated open space, or permeable paving materials, consistent with the provisions of Section 32.12 of the Zoning Ordinance, as that section may be amended from time to time. All development is also subject to the requirements of Chapter 27A (Stormwater Treatment Measures and Maintenance Program) of the Municipal Code, as that chapter may be amended from time to time.
