04 ZONING DISTRICTS ESTABLISHED

§ 17.04.010 Districts.

The several districts established and into which the city is divided, are designated as follows:

§ 17.04.020 District boundaries and zoning map.

The aforesaid districts are established insofar as the designations, locations, and boundaries thereof are set forth and indicated in this title and are shown on that certain map "City of Rio Vista Zoning Map," which is on file in the offices of the city administrator.
Wherever any uncertainty exists as to the boundary of a district as shown on the zoning map, the following regulations shall control:
A. 
Where a boundary line is indicated as following a street or alley, it shall be construed as following the right-of-way line thereof.
B. 
Where a boundary line follows or coincides approximately with a lot line or a property ownership line, it shall be construed as following the lot line or property ownership line.
C. 
Where a boundary line is not dimensioned and is not indicated as following a street or alley and does not follow or coincide approximately with a lot line or property ownership line, the boundary line shall be determined by the use of the scale designated on the zoning map.
D. 
Where further uncertainty exists, the city planning commission, upon written application or on its own motion, shall determine the location of the boundary in question, giving due consideration to the location indicated on the zoning map, and the objectives of the zoning ordinance and the purposes set forth in the district regulations.
Areas on the zoning map being located outside of the legal boundaries of the city are shown for illustrative purposes only.

§ 17.04.030 Zoning of newly annexed territory.

All territory hereafter annexed to the city shall be zoned and classified as a part of that zoning district of the city specified by the city's general plan at the time of annexation thereof.

§ 17.04.040 Conformity required.

A. 
No site or structure shall be used or designated for use for any purpose or in any manner other than in conformity with the regulations for the district in which the site or structure is located.
B. 
No structure shall be erected and no existing structure or use shall be moved, altered, or enlarged except in conformity with the regulations for the district in which the structure or use is located.
C. 
No yard space provided in compliance with the regulations for the district in which it is located shall be deemed to provide a yard space for any other structure, and no yard or usable open space on one site shall be deemed to provide a yard space or usable open space for a structure on any other site.
D. 
No yard, court, or usable open space shall be used, encroached upon, or reduced in any manner except in conformity with the regulations for the district in which the yard, court, or open space is located.
E. 
No site held in one ownership at the time of the adoption of the ordinance codified in this title or at any time thereafter shall be reduced in any manner below the minimum area, frontage, width, or depth prescribed for the district in which the site is located.
F. 
This section is subject to the exemptions of Section 17.66.040.

§ 17.04.050 Uses not authorized are prohibited.

Any land use not specifically authorized or identified in the zoning code is prohibited. Any land use or business specifically prohibited by any other provision of the Rio Vista Municipal Code is a prohibited use under the zoning code.
