CHAPTER 17

36 O-A-R OPEN AREA RESORT DISTRICT

§ 17.36.010 Purpose.

The purpose of this district is to permit the development of the Delta Marina Yacht Harbor Resort.

§ 17.36.020 Uses permitted.

Uses permitted are as follows:
A. 
Parks, playgrounds and swimming pools;
B. 
Golf courses and country clubs.

§ 17.36.030 Conditional uses.

Uses permitted, provided the conditions for a use permit as set forth in Section 17.66.070 are fulfilled:
A. 
Museums art galleries, libraries, public buildings;
B. 
Public utility substation;
C. 
Hotels and motels;
D. 
Commercial uses accessory to permitted uses, such as refreshment stands, restaurants, sports equipment, rental and sale, marinas;
E. 
Public and semi-public buildings, including but not limited to, fire stations, schools, churches, libraries, hospitals, community and civic centers;
F. 
Convalescent and other 24 hour care facilities.

§ 17.36.040 Development standards.

A. 
Minimum building site required: 10,000 square feet.
B. 
Minimum lot width required: 100 feet.
C. 
Maximum allowable lot coverage by all structures: 60%.
D. 
Maximum allowable height: 40 feet.
E. 
Minimum front yard: 20 feet.
F. 
Minimum side yard required: 10 feet.
G. 
Minimum rear yard required: 10 feet.
H. 
Parking requirements as determined by the planning commission.

§ 17.36.050 Site and architectural approval.

Site and architectural approval is required for all new structures and exterior improvements to existing structures in the O-A-R district.
