CHAPTER 17

12 R-2 RESIDENTIAL MEDIUM DENSITY DISTRICT

§ 17.12.010 Purpose.

The R-2 district is designated for certain medium-density residential areas, where a compatible mingling of single-unit, dual-unit dwellings and triplexes is likely to occur. The regulations for this district are designed to stabilize and protect the essential residential characteristics of the district, to promote and encourage a suitable environment for family life.

§ 17.12.020 Uses permitted.

Uses permitted are as follows:
A. 
One-family dwellings or mobilehomes which meet the definition of a one-family dwelling stated in Section 17.02.040, but not including tents or recreational vehicles;
B. 
Single structure duplex or triplex provided that a minimum of 3,000 square feet of land area is required for each dwelling unit, existing and proposed;
C. 
Accessory dwelling units;
D. 
Home occupation (Section 17.44.040);
E. 
Buildings and uses clearly accessory or incidental to any permitted use;
F. 
Adult day care homes;
G. 
Employee housing (agricultural) that complies with California Health and Safety Code Sections 17008, 17021.5, and the other applicable provisions of the Employee Housing Act of California Health and Safety Code Section 17000 et seq.;
H. 
Family day care home;
I. 
Residential care facility, small;
J. 
Residential care facility, large;
K. 
Supportive housing (Section 17.44.180);
L. 
Transitional housing (Section 17.44.180).

§ 17.12.030 Conditional uses.

Uses permitted, provided the conditions for a use permit as set forth in Section 17.66.070 are fulfilled.
A. 
Off-street parking lot when adjacent to any C or M district;
B. 
Park, playground;
C. 
Rooming and boarding of not more than two persons per family unit except that signs advertising same are prohibited;
D. 
Public and semi-public buildings, including, but not limited to, fire stations, schools, churches, libraries, hospitals, community and civic centers;
E. 
Convalescent and other 24-hour care facilities;
F. 
Nursery school, pre-school, and day care center.

§ 17.12.040 Maximum building height.

Maximum building height: main building: 35 feet; accessory buildings: 15 feet.

§ 17.12.050 Minimum building site area required.

Minimum building site area: 6,000 square feet for duplex or 3,000 square feet per dwelling unit. Triplex: 9,000 square feet or 3,000 square feet per dwelling unit.
In determining the minimum lot area, all public utility transmission line easements are to be excluded for the purpose of computing land areas, even though such easements are included in the subdivision design.

§ 17.12.060 Minimum footage.

Minimum footage is as follows:
A. 
Corner Lots. Average width: 70 feet; minimum width at front property line: 50 feet, except that on a cul-de-sac street, or irregular lots, where unusual circumstances indicate, minimum width at the front property line shall be 35 feet on the bulb end, or irregular front of street.
B. 
Interior Lots. Average width: 60 feet; minimum width at front property line: 50 feet, except that on a cul-de-sac street, or irregular lots, where unusual circumstances indicate minimum width at the front property line shall be 35 feet on the bulb end, or irregular front of street.

§ 17.12.070 Maximum building site depth permitted.

Maximum building site depth: average not to exceed three times building site width.

§ 17.12.080 Minimum front yard required.

Minimum front yard: 20 feet.

§ 17.12.090 Minimum side yard required.

Minimum side yard: a total of 10 feet with minimum of five feet on one side.

§ 17.12.100 Minimum rear yard required.

Minimum rear yard: 20% of the lot depth to a maximum requirement of 25 feet, provided that no rear yard shall be less than 15 feet.

§ 17.12.110 Parking.

A minimum of one off-street covered parking space shall be provided for each dwelling unit, except that no parking space shall be located in any required front or side yard. Triplexes shall provide four covered parking spaces.

§ 17.12.130 Architectural approval.

Architectural approval is required for all structures and activities as required by Section 17.60.030. Single-family dwellings shall be reviewed in accordance with the procedures contained in Section 17.08.080 and Section 17.60.030(C).
