15.18.01 Purpose

The purpose of this zone is to provide for high density units and manufactured homes.

15.18.02 Permitted Uses

The following uses are permitted by right provided the parcel and building meets all other provisions of this ordinance and any other applicable ordinances of Rocky Ridge Town.

  1. Accessory Uses and Buildings
  2. Manufactured Homes
  3. High Density Dwellings
  4. Multi Family Dwellings
  5. Dwelling Groups
  6. Home Occupations

15.18.03 Conditional Uses

The following uses may be permitted as conditional uses after application and approval as specified in Chapter 15.10 of this ordinance.

  1. Churches, Synagogues & Temples
  2. Intermittent Commercial Uses (see section 15.10.090(B))
  3. Schools
  4. Public Parks
  5. Public and Quasi-Public buildings
  6. Cluster Subdivision
  7. Farm Animal Keeping (see section 15.08.030(C))

15.18.04 Minimum Lot Standards

Minimum Lot Standards. All lots shall be developed and all structures and uses shall be placed on lots in accordance with the following standards:

  1. Density Minimum Lot Size: 5000 square feet for manufactured homes and dwelling groups. At least 2500 square feet per dwelling unit for high density dwelling units.
  2. Lot Width: 50 feet
  3. Front Yard: 10 feet
  4. Side Yards: 2 feet
  5. Rear Yard: 30 feet
  6. Building Height: 45
  7. Structural Offset
    1. Minimum of thirty feet (30') from road right of way.
    2. Minimum of ten feet (10') from all other lot lines.
  8. Utility Offsets
    1. Ten Feet (10') utility easement from road right of way with ten feet (10') minimum from actual utility locations.
