15.16.01 Purpose

The purpose of this zone is to promote and preserve, where conditions are favorable, areas for large lot development where families may engage in food production and keeping limited number of farm animals and fowl.

15.16.02 Permitted Uses

The following uses are permitted by right provided the parcel and/or building meets all other provisions of this ordinance or any other applicable ordinances of Rocky Ridge Town.

  1. Accessory Uses and Buildings
  2. Agriculture
  3. One and Two Family Dwellings
  4. Multi Family Dwellings
  5. Dwelling Groups
  6. Home Occupations
  7. Small Greenhouses
  8. Farm Animal Keeping (see section 15.08.030(C))

15.16.03 Conditional Uses

The following uses may be permitted as conditional uses after application and approval as specified in Chapter 15.10 of this ordinance.

  1. Animal Hospitals
  2. Cemeteries
  3. Churches, Synagogues & Temples
  4. Day Care Centers
  5. Dog Kennels
  6. Large Greenhouses
  7. Intermittent Commercial Uses (see section 15.10.090(B))
  8. Medical Care Facilities
  9. Parks and Recreational Activities
  10. Schools
  11. Cluster Subdivision

15.16.04 Minimum Lot Standards

All lots shall be developed and all structures and uses shall be placed on lots in accordance with the following standards. Lot area for properties fronting existing streets shall include all property as described on the most recent plat of record.

  1. Density Minimum lot size 10,000 square feet
  2. Lot Width: 100 feet
  3. Front Yard: 30 feet
  4. Side Yards: 10 feet (both sides)
  5. Rear Yard: 30 feet
  6. Building Height: 45 feet
  7. Structural Offset
    1. Minimum of thirty feet (30') from road right of way.
    2. Minimum of ten feet (10') from all other lines.
  8. Utility Offset
    1. Ten Feet (10') utility easement from road right of way with ten feet (10') minimum from actual utility locations.

15.16.05 Special Provisions

All pens, barns, coops, stables and other similar enclosing structures to keep animals or fowl shall be located not less than thirty (30) feet from a public street and not less than fifty (50) feet from all dwellings on adjacent lots.
