NC-1 Neighborhood Commercial District
A.
Purpose. This district is intended to provide for neighborhood local retail and service uses that serve the day-to-day needs of residents in convenient and appropriate locations.
B.
Use Regulations. The following uses only shall be permitted:
1.
Branch banking.
2.
Barber or beauty shops.
3.
Book and stationery shops.
4.
Newsstands.
5.
Self-serve laundry — excluding dry cleaning.
6.
Grocery for sale of groceries, meat, dairy and other food products.
7.
Accessory buildings and uses customarily incidental to the above uses.
C.
Height Regulations. No building shall exceed a height of thirty-five (35) feet.
D.
Area Regulations.
1.
Front Yard. The minimum front yard shall be thirty (30) feet.
2.
Rear Yard. The minimum rear yard shall be thirty (30) feet.
3.
Side Yard. The minimum side yard on each side of a building, including accessory buildings and structures, shall be thirty (30) feet.
4.
Lot Area. The minimum lot area shall be fifteen thousand (15,000) square feet.
5.
District Area. The maximum district area shall not exceed forty thousand (40,000) square feet.
E.
Hours of Operation. The hours of operation of all permitted retail and service uses within the district shall be restricted to from six (6) A.M. to ten (10) P.M.
F.
Parking Regulations. All structure within the NC-1 Neighborhood Commercial District shall provide upon the same lot the number of accessible off-street parking spaces required by the use and area parking schedule set forth in subsection 16 of Section 10 of the ordinance codified in this appendix.
