17.44.015: CONDITIONAL USES:

17.44.020: MINIMUM LOT AREA AND WIDTH:
The minimum area of any lot shall be twelve thousand (12,000) square feet with a minimum lot or parcel width of forty eight feet (48'). No lot or parcel shall be divided or segregated in such a way as to result in any lot falling below the minimum area or minimum width. (Ord. 162, 3-14-2005)
17.44.030: MINIMUM SETBACKS AND SPACING:
Minimum setback of all mobile home spaces, recreational vehicle spaces, multi-family dwellings, dwellings or accessory buildings shall be the greater of two feet (2') from any adjoining lot boundary or six feet (6') from any City street.
Each mobile home shall be placed within a mobile home space with a minimum setback of two feet (2') from the boundary of the space.
Each recreational vehicle shall be placed within a recreational vehicle space or within a mobile home space with a minimum setback of two feet (2') from the boundary of the space.
Minimum distance between mobile home spaces or recreational vehicle spaces and other mobile home or recreational vehicle spaces shall be two feet (2').
Minimum distance between either mobile home spaces or recreational vehicle spaces and either dwellings or multi-family dwellings shall be fifteen feet (15').
Minimum distance between multi-family dwellings and dwellings shall be fifteen feet (15'). (Ord. 162, 3-14-2005)
17.44.040: MOBILE HOME AND RECREATIONAL VEHICLE SPACES:
Mobile home spaces or recreational vehicle spaces shall be of the following minimum dimensions:
A. A minimum of two thousand five hundred (2,500) square feet for each singlewide mobile home.
B. A minimum of three thousand (3,000) square feet for each doublewide mobile home.
C. A minimum of one thousand four hundred (1,400) square feet for each recreational vehicle. (Ord. 162, 3-14-2005)
17.44.050: ACCESS:
Each mobile home space, recreational vehicle space, multi-family dwelling or dwelling shall be accessible by either a City street or an internal road not less than twenty four feet (24') wide. (Ord. 162, 3-14-2005)
17.44.060: PARKING:
A minimum of two (2) parking spaces, each of which is not less than one hundred fifty (150) square feet, must be provided for each mobile home space, recreational vehicle space, dwelling and for each living unit in a multi-family dwelling. (Ord. 162, 3-14-2005)
17.44.062: PARK MODEL RECREATIONAL VEHICLE:
A park model recreational vehicle that is not permanently placed shall be considered a recreational vehicle for the purpose of this chapter. (Ord. 201, 1-11-2018)
17.44.070: SITE PLAN:
Each owner of a lot included in the Residential C District shall submit to the City a site plan which shows the location and dimensions of all mobile home spaces, recreational vehicle spaces, multi-family dwellings, dwellings and accessory buildings located within the lot, including setbacks, the placement of utilities, internal and external roads and parking spaces. 17.44.090: BUILDING PERMITS:
Building permits shall be obtained as required by title 15, chapter 15.04, "Building Permits", of this Code. (Ord. 162, 3-14-2005)
17.44.100: GENERAL USE REGULATIONS:
The provisions of chapter 17.40, "General Use Regulations", of this title shall apply to accessory buildings, porches, fences, decks, dwellings and multi-family dwellings but not to mobile homes or recreational vehicles. (Ord. 162, 3-14-2005)
17.44.110: UTILITIES:
