CHAPTER 18

39 M-1 LIGHT INDUSTRIAL DISTRICT

§ 18.39.010 Purpose of district.

The purpose of the M-1 district is to provide for the establishment of areas where light manufacturing, wholesaling, storage, and transfer functions can serve the community's need for industrial activities not offensive to nearby commercial and residential uses. The M-1 zone is consistent with the light intensity industrial land use designation of the Wheatland general plan.

§ 18.39.020 Principal permitted uses.

The following are the principal uses permitted in the M-1 district:
A. 
Any manufacturing, processing, assembling, contracting, repair, office, research, transportation, transfer, storage, wholesale or administrative use except those listed in Sections 18.42.030 and 18.42.040; and not including waste collection or waste transfer stations;
B. 
Short order convenience grocery markets with a gross floor area not to exceed three thousand square feet;
C. 
Public buildings;
D. 
Livestock feed sales;
E. 
Fuel sales yards;
F. 
Construction and materials yards;
G. 
Cooperage and bottling;
H. 
Sheet metal; welding;
I. 
Truck terminals;
J. 
Lumber yards;
K. 
Research institutes.

§ 18.39.030 Permitted accessory uses.

The following are permitted accessory uses in the M-1 district:
A. 
Incidental services such as cafeterias to serve employees, when conducted in an enclosed building and entered from within the site;
B. 
Other accessory uses and buildings customarily appurtenant or appropriate to a permitted use.

§ 18.39.040 Conditional uses.

The following are the conditional uses in the M-1 district:
A. 
Animal hospitals and kennels;
B. 
Metal and waste rag, glass, and paper salvage operations; provided that all operations are conducted behind a solid screen not less than six feet high;
C. 
Living quarters which may include mobile homes for security guards, watchmen, or similar employees of a principal permitted use;
D. 
Dyeing and drycleaning in facility greater than three thousand square feet;
E. 
Food and animal feed processing;
F. 
Plastics products manufacturing;
G. 
Any other use which is of the same general character as the above conditional uses.

§ 18.39.050 Height regulations.

A. 
No building shall exceed a height of four stories, not to exceed forty-eight feet; except as provided by Section 18.60.110.
B. 
Within two hundred feet of the boundary of any R district, no building or structure shall exceed the maximum height permitted in such adjoining R district.

§ 18.39.060 Area, lot coverage, and yards.

A. 
The following minimum requirements shall be observed except where increased for a conditional use and subject to Chapter 18.60:

10 ft., except when adjoining on R district designed for future residential development in the Wheatland comprehensive general plan, then not less than 50 feet.
50 ft.; may be reduced to 20 ft. by conditional use permit.
B. 
Pumps dispensing fuel directly into a motor vehicle shall maintain the setbacks required in Section 18.60.270.
C. 
Watchmen or caretaker residential units shall meet the setbacks of Section 18.21.060.

§ 18.39.070 Off-street parking.

All uses are required to comply with Chapter 18.63.
