48 F-P FLOODPLAIN COMBINING DISTRICT

§ 18.48.010 Purpose of zone.

The floodplain or F-P combining district is intended to be combined with principal districts in areas other than floodway areas which have been inundated by overflow floodwaters in the past and which may reasonably be expected to be inundated by such floodwaters in the future. The floodplain zone is intended to limit the use of areas subject to such inundation and flooding to protect lives and property from loss, destruction, and damage due to floodwaters and to the transportation by water of wreckage and debris. The regulations of this chapter shall apply in all floodplain or F-P zones.

§ 18.48.020 Combining uses permitted with a use permit.

The following uses will be permitted with a use permit:
A. 
General agriculture, nurseries and greenhouses;
B. 
Trailer camps and mobile home parks, subject to site plan review as per Sections 18.60.170 and 18.60.220;
C. 
Recreational uses, including public stables, docks, boathouses and golf courses;
D. 
Residential uses, including farm dwelling, with the floor elevations equal to the highest known flood level;
E. 
Commercial or industrial uses which, in the opinion of the planning commission, are compatible with principal, combining, and contiguous zones.

§ 18.48.030 Area and yard.

The following regulations shall apply:
A. 
Minimum lot area: five acres;
B. 
Minimum lot width: three hundred feet;
C. 
Minimum yards: front and rear, twenty feet; side, ten feet.
