57 IND-PK INDUSTRIAL PARK COMBINING DISTRICT

§ 18.57.010 Purpose of district.

The purpose of the IND-PK industrial park combining district is to provide a location for and conducive to the development and protection of administrative, research, warehousing, and manufacturing establishments of a nonnuisance type, which need or desire an environment of a higher quality than that normally associated with an industrial district. The IND-PK combining zone is intended to be combined with the C-3 heavy commercial, M-1 light industrial, and M-2 heavy industrial principal zones.

§ 18.57.020 Permitted principal uses.

The following are the principal uses permitted in the IND-PK district:
A. 
Administrative, executive, and financial offices;
B. 
Research, experimental film, or testing laboratories including pilot plants in connection therewith;
C. 
Manufacture, assembly, or packaging of products from materials such as cloth, plastic, paper, leather, wood or metal but not including such operations as saw and planing mills;
D. 
Manufacture of electric and electronic instruments and devices such as television, radio and audio equipment, and optical and photographic equipment; processing of photographic film but not film manufacture;
E. 
Business service establishments;
F. 
Restaurants;
G. 
Warehousing and wholesaling;
H. 
Light service industries.

§ 18.57.030 Permitted accessory uses.

The following are the accessory uses permitted in the IND-PK district: accessory uses and buildings customarily appurtenant or appropriate to a permitted uses.

§ 18.57.040 Conditional uses.

The following are the conditional uses in the IND-PK district:
A. 
Public and semipublic buildings and uses, including service centers, storage or repair yards, warehouses and similar uses;
B. 
Service stations;
C. 
Motel, hotel or truck stop;
D. 
Living quarters, which may include mobile homes, for security guards, watchmen, or similar employees of a principal permitted use;
E. 
Heliport, subject to Section 18.60.040.

§ 18.57.050 Height regulation.

No structure shall exceed forty-eight feet in height.

§ 18.57.060 Area, lot coverage, and yards.

A. 
The following minimum requirements shall be observed except where increased for a conditional use, and are subject to the provisions of Chapter 18.60:

B. 
Only one side yard is required which shall not be less than thirty feet in width; provided, that if a side yard is maintained on the other side of a building, it shall not be less than ten feet in width.

§ 18.57.070 Other conditions.

A. 
Site Plan. Site plan review is required for all uses in accordance with the provisions of Chapter 18.67.
B. 
Performance Standards. All uses permitted by this chapter except for administrative, executive and financial offices, and permitted retail commercial uses shall be subject to the performance standards review procedure of the city.
C. 
Indoor Uses. All uses shall be conducted wholly within a completely enclosed building, or screened in accordance with the provisions of Sections 18.60.130, except for off-street parking and loading facilities, and service stations.
D. 
Landscaping. All portions of the required front yard not used for access shall be landscaped in accordance with the standards of Section 18.60.130.
E. 
Off-Street Parking and Loading. Off-street parking and loading facilities are required for all uses, as provided in Chapter 18.63.
