Any nonconforming structure existing at the time of the passage of this chapter which is conforming in use may be continued upon the lot or in the structure so occupied, and any structure may be restored or repaired in the event of destruction, provided that the restored structure is of no greater size than the original one and occupies no greater area than occupied by the original one and its use is not expanded and/or intensified in any way. However, nonconforming structures that have been voluntarily demolished, cannot be restored or repaired under this section.
