Agricultural - Residential "A-R" District

§ 450-36 Uses permitted outright in an Agricultural - Residential A-R Zone.

A. 
In an A-R Zone the following uses and their accessory uses are permitted outright:
(1) 
Dwellings.
(2) 
Mobile home parks shall comply with all of the requirements for mobile home parks as set forth in Article XI.
(3) 
General farming.
(4) 
Growing of trees and harvesting of same.
B. 
Any dwellings placed in an A-R District shall comply with the dimensional restrictions as are set forth in §§ 450-14 and 450-15 of this chapter.

§ 450-37 Special exceptions permitted in an A-R Zone.

In an A-R Zone, the following uses and their accessory uses are permitted when authorized in accordance with Article XIII:
A. 
All construction allowed as special exceptions under this subsection shall comply with the dimensional limitations of § 450-35.
(1) 
Commercial activity directly serving farm operations, including the preparation and storage of farm products.
(2) 
Golf course or other open land recreational use.
(3) 
Cemetery.
(4) 
Community parks and playgrounds.
B. 
The following uses shall comply with the standards set forth in § 450-33, before a special exception may be granted.
(1) 
Hospital, nursing or retirement home.
(2) 
Kennel or animal hospital.
(3) 
Public or governmental utility structure or facility.
(4) 
Community building or fraternal organizational building.
(5) 
Church.

§ 450-38 Dimensional standards in an A-R Zone.

The minimum lot size for residential dwellings, unrelated to agriculture pursuits, shall be 10,000 square feet if serviced by public sewer. If the dwelling is not serviced by public sewer, then the lot size shall be such as lawfully permitted by the Borough Sewage Enforcement Officer to permit the placement of an approved on-lot sewage system upon said lot.
