ARTICLE V

Commercial - Residential "CR" Districts 1

§ 450-17 Permitted uses.

A building may be used, erected or altered and a lot may be used for any of the following purposes:
A. 
All uses permitted in any residential district.
B. 
Retail stores and personal service shops, including department stores.
C. 
Banks, offices, studios, health spas and similar community services.
D. 
Specialty shops for custom work and articles to be sold at retail on the premises, such as baking, confectionary, dressmaking, printing, tailoring and similar shops and services.
E. 
Restaurants, cafes, tearooms and other places serving food and drink.
F. 
Telephone central offices and telegraph offices.
G. 
Radio and television studios.
H. 
Municipal uses such as assembly halls, post offices, libraries, Borough hall.
I. 
Indoor recreation facilities such as theaters, billiard or pool parlors.
J. 
Private schools or day care centers conducted for gain or profit.
K. 
Apartments when in compliance with § 450-21 hereof.
L. 
Signs when erected and maintained in accordance with the provisions of Article XII.
M. 
Accessory uses and buildings customarily incidental thereto.

§ 450-18 Special exceptions.

The following uses may be approved as special exceptions by the Zoning Hearing Board:
A. 
Bus passenger stations.
B. 
Mortuaries and undertaker establishments.
C. 
Hotels and motels.

§ 450-19 Dimensional standards in a CR-1 Zone.

In a CR-1 Zone the following dimensional standards shall apply:
A. 
Building height shall be a maximum of 60 feet or three stories.

§ 450-20 Dimensional standards in a CR-2 Zone.

In a CR-2 Zone the following dimensional standards shall apply:
A. 
The structure shall be a minimum of 20 feet from street right-of-way; provided, such unit may front directly on the street when adjacent existing structures are so sited.
B. 
Each side yard shall be a minimum of 10 feet, except that on a corner lot the side yard on the street side shall be a minimum of 20 feet.
C. 
The rear yard shall be a minimum of 10 feet.
D. 
The lot area shall be a minimum of 8,000 square feet.
E. 
The lot width at the front building line shall be a minimum of 60 feet.
F. 
Building height shall be a maximum of 60 feet or three stories.

§ 450-21 Multifamily dwelling units in the CR Zones.

A. 
Two-family and multifamily dwelling units are permitted in the CR-2 Zone; provided, there is conformity with the restrictions set forth in § 450-14 of this chapter.
B. 
Apartments and multifamily dwellings in the CR-1 Zone are restricted to floors higher than the first floor. Off-street parking spaces are not required for such dwellings in the CR-1 Zone.
