Sec. 17.17

C General Commercial District.

(1)

Intent. The C district is intended to provide an area for the business and commercial needs of the city.

(2)

Permitted uses. The following are permitted uses:

(a)

Appliance dealers.

(b)

Art, gift, jewelry and notion shops.

(c)

Bakeries, candy, confectionery and ice cream stores.

(d)

Barbershops, beauty parlors and spas.

(e)

Vehicle sales dealers.

(f)

Banks and financial institutions.

(g)

Offices for professional services and public utilities.

(h)

Clothing and dry goods stores.

(i)

Drug stores and pharmacies.

(j)

Florists and nurseries.

(k)

Retail groceries.

(l)

Furniture, hardware and department stores.

(m)

Lunchrooms, restaurants and cafés.

(n)

Liquor stores and taverns.

(o)

Music, radio, television and electronics stores.

(p)

Newsstands and soda fountains.

(q)

Parking lots.

(r)

Photography studios.

(s)

Sporting goods stores.

(t)

Variety stores.

(u)

Clubs, fraternal organizations and lodges.

(v)

Drive-in establishments serving food or beverages.

(w)

Motels, motor lodges, inns and resorts.

(x)

Recreational establishments, including drive-in theaters, golf and baseball driving ranges, archery fields, miniature golf courses and similar uses.

(y)

Other uses similar to or customarily incidental to any of the uses in subsections (2)(a) though (x) of this section.

(3)

Conditional uses. The following uses may be permitted subject to the provisions of section 17.04:

(a)

Single-family or multi-family residence.

(b)

Light industrial fabrication.

(c)

Automotive repair shops, vehicle-washing facilities and truck service stations, provided all motor fuel pumps are at least 30 feet from any existing or proposed street line.

(d)

Recreational vehicle sales and service.

(e)

Hospitals.

(f)

Nursing homes.

(g)

Uses clearly similar to those listed in subsections (3)(a) though (f) of this section.

(4)

Height, area and setback requirements.

Building height ..... 45 ft. maximum or 4 stories
Side yard ..... Per state building codes for commercial
Front yard setback 1 ..... 5 ft. or 50 ft. minimum if parking is provided in front yard area 2
Rear yard setback ..... 25 ft. minimum
Lot width ..... 70 ft. minimum
Parking
 General 3 ..... 1 space/every 200 sq. ft. of floor area
 Places of public gathering ..... 1 space/5 seats
Truck unloading areas ..... Sufficient space so that no streets or alleys need be blocked
Lakeside setback 4 ..... 100 ft. from waterline minimum

 

1  Defined with reference to the main, front street as the front yard line. The front yard setback requirement shall apply to all abutting front or corner lots.

2  Conditional setback: Front yard setback may be reduced in areas where existing buildings are closer than five feet.

3  Parking may be provided on-site or on an adjacent lot, or the equivalent improved space may be donated to the city for a municipal parking lot subject to approval by the council.

4  A reduced setback from the waterline shall be permitted by the zoning administrator where there are at least two main buildings within 200 feet of the proposed site that are built to less than the required setback. In such cases, the setback shall be the average of the nearest main buildings to the proposed site except that in no case shall the setback be less than 35 feet. Boathouses or other structures whose use require close proximity to the water shall not be counted as main buildings but have a minimum setback of ten feet.
