I General Industrial District.
(1)
Intent. The I district is intended to provide for industrial and manufacturing uses in areas separated from other sections of the city.
(2)
Permitted uses. There are no permitted uses.
(3)
Conditional uses.
(a)
General. Subject to the provisions of section 17.04, any industrial use may be permitted, including those that require the use of heavy machinery and may require outdoor storage areas for raw materials and finished products, provided such storage is enclosed by a suitable fence.
(b)
Change of use. There shall be no change of use until a conditional use permit is granted; however, an existing use may be expanded without a conditional use permit upon the issuance of a building permit.
(4)
Prohibited uses. Residential, commercial and public uses are prohibited, except a dwelling unit may be permitted, subject to the provisions of section 17.04, for a caretaker or superintendent if the industrial use requires constant supervision.
(5)
Height, area and setback requirements.
1 Defined with reference to the main front street as the front yard line. The front yard setback requirement shall apply to all abutting front or corner lots.
2 A reduced setback from the waterline shall be permitted by the zoning administrator where there are at least two main buildings within 200 feet of the proposed site that are built to less than the required setback. In such cases, the setback shall be the average of the nearest main buildings to the proposed site except that in no case shall the setback be less than 35 feet. Boathouses or other structures whose use require close proximity to the water shall not be counted as main buildings but have a minimum setback of ten feet.
