GR General Rural District.
(1)
Intent. The GR district is designed to accommodate low-density development and farming or forestry operations in areas located within the city, but outside the urban service area. As the urban service area expands, it will become feasible to rezone some of this district in conformance with the comprehensive plan.
(2)
Permitted uses. The following are permitted uses:
(a)
Single- and two-family dwellings.
(b)
Churches and affiliated uses.
(c)
Municipal facilities.
(d)
Public parks.
(e)
Home occupations and professional home offices.
(3)
Conditional uses. The following uses may be permitted, subject to the provisions of section 17.04:
(a)
Sand and gravel pits.
(b)
Metallic mineral mining and exploration.
(c)
Campgrounds/recreational vehicle parks.
(d)
Farming.
(e)
Forestry.
(f)
Supper clubs/restaurants.
(g)
Veterinary clinics.
(h)
Animal shelters/kennels.
(i)
Golf courses.
(j)
Nurseries/greenhouses.
(k)
Uses customarily incidental to uses in subsections (3)(a) through (j) of this section.
(l)
LP gas storage facilities.
(4)
Items strictly prohibited. The following items are strictly prohibited:
(a)
Shipping containers or semi-trailers used for storage sheds.
(b)
Outhouses.
(c)
Camping/RV usage for a period of more than seven consecutive days.
(5)
Height, area and setback requirements.
(a)
General.
(b)
Lake lots.
1 Height limit may be increased by conditional use.
2 A reduced setback from the water line shall be permitted by the zoning administrator where there are at least two main buildings within 500 feet of the proposed site that are built to less than the required setback. In such cases, the setback shall be the average of the nearest main buildings to the proposed site except that in no case shall the setback be less than 50 feet. Boathouses or other structures whose use require close proximity to the water shall not be counted as main buildings but have a minimum setback of ten feet.
