CHAPTER 11

I-2 INDUSTRIAL DISTRICT

10-11-1: PURPOSE:

The I-2 industrial district is designed primarily for manufacturing, assembling, and fabrication activities including large scale or specialized industrial operations, whose external physical effects will be felt to some degree by surrounding districts. (Ord. 482, 4-7-1982)

10-11-2: PRINCIPAL USES PERMITTED:

Any principal use first permitted in an I-1 district.
Any production, processing, cleaning, servicing, testing, repair, or storage of materials, goods, or products which shall conform with the performance standards set forth in chapter 14 of this title, and which shall not be injurious or offensive to the occupants of adjacent premises by reason of the emission or creation of noise, vibration, smoke, dust or other particulate matter, toxic and noxious materials or odors, fire or explosive hazards, or glare or heat.
Incineration of refuse subject to all controls of chapter 14 of this title. (Ord. 482, 4-7-1982; amd. Ord. 281-B, 3-26-1997; Ord. 570, 4-8-1998)

10-11-3: AREA AND BULK REQUIREMENTS:

See chapter 12 of this title, limiting the height and bulk of buildings. (Ord. 482, 4-7-1982)

10-11-4: SITE PLAN REQUIRED:

It shall be a general requirement for a development or construction in the I-2 industrial district that a site plan be issued and presented to the zoning board prior to the issuance of a building permit. The site plan shall conform to the requirements and shall be reviewed pursuant to the requirements of subsection 10-9-1(C) of this title. (Ord. 482-J, 10-13-1993)

10-11-5: SPECIAL USES:

The following uses may be permitted subject to the conditions herein imposed and subject to the review and approval of the site plan and the use by the village board after a hearing and recommendation is received from the zoning board for each use:
An "adult use", as enumerated in section 3-18-2 of this code; provided such use is within the I-2 zoning classification located to the north of Wesley Road and U.S. Route 29.
Commercial kennel, provided that it is located no less than four hundred (400) yards from a residential use.
Incineration of refuse subject to all controls of chapter 14 of this title. (Ord. 570, 4-8-1998; amd. Ord. 646, 8-8-2007)

10-11-6: CONDITIONAL USES:

The following uses may be allowed by conditional use permit upon application to and approval by the Board of Trustees:
   Adult-use cannabis business establishments, subject to Title 10, Chapter 20 ("Recreational Adult-Use Cannabis Business Establishments") and Section 10-15-6 ("Special Uses"). (Ord. 895, 11-13-2019)
