CHAPTER 5

R-T ONE-FAMILY MOBILE HOME PARK RESIDENTIAL DISTRICT

10-5-1: PRINCIPAL USES PERMITTED:

In a One-Family Mobile Home Park Residential District, no building or land shall be used and no building shall be erected except for one or more of the following specified uses, unless otherwise provided in this Title.
   (A)   All principal uses permitted and all special uses as regulated in the One-Family Residential Districts.
   (B)   Accessory buildings and uses, customarily incidental to any of the above uses.

10-5-2: AREA AND BULK REQUIREMENTS:

See Chapter 12, "Schedule of Regulations", limiting the height and bulk of buildings, the minimum size of lot permitted by land use, and maximum density permitted.

10-5-3: SPECIAL USE:

The following use may be permitted subject to the conditions herein imposed and subject to the review and approval of the site plan and the use by the Village Board, after a hearing and recommendation is received from the Zoning Board:
Mobile home parks, subject to the following requirements and conditions:
   (A)   The land parcel being proposed for mobile home parks shall be of such land area as to provide for a minimum of at least twenty five (25) mobile home sites.
   (B)   Eighty percent (80%) of the mobile home sites shall contain a minimum area of at least three thousand (3,000) square feet and twenty percent (20%) shall contain a minimum of at least two thousand four hundred (2,400) square feet. All such site areas shall be computed exclusive of service drives, facilities and recreation space.
   (C)   All mobile home parks shall have access to major thoroughfares within the Village by directly abutting thereon. Frontage on said thoroughfare shall be equal to at least three hundred feet (300') in width.
   (D)   A wall or fence four feet six inches (4'6") in height shall be provided on all sides of the mobile home park, with the exception of that portion providing ingress and egress to the site.
   (E)   All mobile home park developments shall further comply with all codes and ordinances of the Village. (Ord. 482, 4-7-82)
