CHAPTER 2

DISTRICTS; MAP

10-2-1: DISTRICTS:

For the purpose of this Title, the Village is hereby divided into the following districts:
A-1
Agriculture District
R-1
One-Family Residential District
R-2
One-Family Residential District
R-3
One-Family Residential District
R-4
One-Family Residential District
R-T
One-Family Mobile Home Park Residential District
RM-1
Multiple-Family Residential District
RM-2
Multiple-Family Residential District
O-1
Office Building District
B-1
Local Business District
B-2
Central Business District
1-1
Light Industrial District
1-2
Heavy Industrial District
P-1
Vehicular Parking District
C
Conservation District
 

10-2-2: BOUNDARIES:

The boundaries of these districts are hereby established as shown on the Zoning Map, Village of Creve Coeur, Illinois, Zoning Title, referred to herein, and which Map with all notations, references, and other information shown thereon shall be as much a part of this Title as if fully described herein.
   (A)   Unless shown otherwise, the boundaries of the districts are lot lines, the center lines of streets, alleys, roads, or such lines extended, and the corporate limits of the Village. Where the corporate line extends to the center of the Illinois River, the zoning districts adjacent to the River shall be deemed to extend to the center.
   (B)   Where unzoned property may exist, or where, due to the scale, lack of detail, or illegibility of the Zoning Map referred to herein, there is any uncertainty, or contradiction, or conflict as to the intended location of any district boundaries shown thereon, interpretation concerning the exact location of district boundary lines shall be determined, upon written application by the Zoning Board or upon its own motion.

10-2-3: ZONING OF VACATED AREAS:

Whenever any street, alley or other public way, within the Village, shall be vacated, such street, alley or other public way or portion thereof shall automatically be classified in the same zone district as the property to which it attaches.

10-2-4: ZONING OF ANNEXED AREAS:

All territory which may be hereafter annexed to the Village from the unincorporated area of the County shall automatically be classified in accordance with the following schedule:

The Zoning Map shall be automatically amended to include such annexed land in the district as outlined above.

10-2-5: DISTRICT REQUIREMENTS:

All buildings and uses in any district shall be subject to the provisions of Chapter 13, "General Exceptions" and Chapter 14, "General Provisions". (Ord. 482, 4-7-82)
