500. - DISTRICT "A"
In District "A" - First Single-Family Dwelling District, as shown on said zoning map, the following shall apply:
(a)
Use regulations.
(1)
Single-family dwellings.
(2)
Churches and rectories.
(3)
Public parks and playgrounds, golf courses, public recreational facilities, community buildings and public museums, not operated for private profit.
(4)
Public schools, private schools, not conducted for profit, with curriculum equivalent to that of a public elementary or high school, and institutions of higher learning, not conducted for profit.
(5)
Municipal and governmental buildings, public libraries, police stations, fire stations, and public hospitals.
(6)
Farms, nurseries, and truck gardens, limited to the propagation and cultivation of plants, provided no retail or wholesale business is conducted on the premises.
(7)
Telephone exchanges and equipment, provided that no public business office and no repair or storage facilities for materials, equipment or commercial vehicles be maintained on the premises.
(8)
Water supply reservoir, filter bed, tower, surface, or below surface tank, artesian well, water pumping plant, water well.
(9)
Temporary buildings for uses incidental to construction work on the premises, which buildings shall be removed on the completion or abandonment of construction work; and also real estate offices on and during the development of residential subdivisions, but not to exceed two years.
(10)
Accessory uses. Uses customarily incident to any of the above uses when located upon the same lot and not involving the conduct of a business; including customary home occupations engaged in by the office of a physician, surgeon, dentist, or artist when situated in the same dwelling used by such physician, surgeon, dentist, musician or artist as his private dwelling, provided no name plate exceeding one square foot in area, containing the name and occupation of the occupant of the premises, and no sign exceeding eight square feet in area appertaining to the lease, hire or sale of a building or premises; and no commercial advertising sign of any other character shall be permitted in such a dwelling district.
(b)
Height and area regulations. The height of buildings, the minimum area of buildings, the minimum lot size, and the minimum dimensions of yards shall be as follows:
(1)
Height. Two and one-half stories or 35 [feet];
(2)
Building area. Not less than 1,000 square feet of floor area;
(3)
Lot size. Not less than 65 front feet or size of lot, whichever is less;
(4)
Front yard. Twenty-five feet set back;
(5)
Side street yard. 20 feet;
(6)
Side yards. Building setback: five feet to side of lot;
(7)
Rear yard. Building: five feet to rear of lot.
