ARTICLE 12

800. - DISTRICT "D"

[Sec. 12.801. - District "D" regulations.]

In District "D" - Multiple-Family Dwelling District, as shown on said zoning map, the following shall apply:

(a)

Use regulations. No building or land shall be used and no building shall hereafter be erected, moved or altered, except for one or more of the following purposes:

(1)

Any use permitted in District C.

(2)

Apartment houses.

(b)

Height and area regulations. The height of buildings and minimum area of buildings, the minimum lot size and the minimum dimensions of yards upon any lots shall be as follows:

(1)

Height. Not to exceed 35 feet or 2½ stories.

(2)

Building area.

(A)

No building used as a single-family dwelling shall contain less than 520 square feet of floor area.

(B)

No building used as a two-family dwelling shall contain less than 1,000 square feet of floor area.

(3)

Lot size. Not less than 47 front feet or size of lot as platted, whichever is less.

(4)

Front yard. Twenty feet set back, provided that 25 percent of the block frontage is improved with buildings, but in no case less than 15 feet set back.

(5)

Side street yard. Ten feet set back, except concrete driveways.

(6)

Side yard. Five feet to side of main building.

(7)

Rear yard. Five feet from main building to rear of lot.

(8)

[Three or more dwellings.] Any building containing three or more family dwellings shall contain not less than 500 square feet of floor area per family unit.
