ARTICLE 12

900. - DISTRICT "E"

[Sec. 12.901. - District "E" regulations.]

In District "E" - Secondary Business District, as shown on said zoning map, the following shall apply:

(a)

Use regulations. No buildings or land shall be used and no building shall hereafter be erected, moved or altered except for one or more of the following uses:

(1)

Any use permitted in District D.

(2)

Retail stores; cafes; washaterias; drive-ins; filling stations; public garages; offices; office buildings; real estate offices; tourist courts; lumber yards; plumbing shops; cleaning, pressing, and dyeing plants; creameries; manufacture of products such as sheet metal or other uses similar in character, provided that such use is not noxious or offensive by reason of the emission of odor, dust, vibration, smoke, gas or noise or other offensives which would constitute a nuisance.

(b)

Height and area regulations. Applicable to residences only:

(1)

Height. Not to exceed 35 feet or 2½ stories.

(2)

Building area.

(A)

No building used as a single-family dwelling shall contain less than 520 square feet of floor area.

(B)

No building used as a two-family dwelling shall contain less than 1,000 square feet of floor area.

(3)

Lot size. Not less than 47 front feet or size of lot as platted; whichever is less.

(4)

Front yard. Twenty feet set back, provided that 25 percent of the block frontage is improved with buildings, but in no case less than 15 feet set back.

(5)

Side street yard. Ten feet set back, except concrete driveways.

(6)

Side yard. Five feet to side of main building.

(7)

Rear yard. Five feet from main building to rear of lot.
