ARTICLE 12

700. - DISTRICT "C"

[Sec. 12.701. - District "C" regulations.]

In District "C" - Two-Family Dwelling District, as shown on said zoning map, the following shall apply:

(a)

Use regulations.

(1)

Any use permitted in District B.

(2)

Two-family dwellings.

(b)

Height and area regulations.

(1)

Height. Not to exceed 35 feet or 2½ stories.

(2)

Building area.

(A)

No building shall be used as a single-family dwelling with less than 520 feet of floor area.

(B)

No dwelling used as a two-family dwelling shall contain less than 1,000 square feet of floor space for both family dwelling units.

(3)

Lot size. Not less than 47 front feet or size of lot as platted, whichever is less.

(4)

Front yard. Twenty feet set back, provided that 25 percent of the block frontage is improved with buildings, but in no case less than 15 feet set back.

(5)

Side street yard. Ten feet set back, except concrete driveways.

(6)

Side yard. Five feet to side of main building.

(7)

Rear yard. Five feet from main building to rear of lot.

(8)

[Single family residence and garage apartment.] Single family residence and garage apartments may be used, provided each structure contains 520 square feet floor space.
