C-1 GENERAL

COMMERCIAL DISTRICT

§ 155.160 PERMITTED USES.

In C-1 General Commercial Districts, no building or premises shall be used, and no building shall be hereafter erected or structurally altered except for one of the following purposes:

(A) Assembly halls;

(B) Automobile sales and service;

(D) Childcare;

(E) Churches;

(F) Clinics;

(G) Dancing schools;

(H) Daycare homes;

(I) Greenhouses;

(J) Heavy machinery sales and service;

(K) Hotels and motels;

(L) Libraries and public buildings;

(M) Lodges and fraternal organizations;

(N) Mobile home and trailer sales and service, including trailer parks operated in conjunction thereto;

(O) Nursing homes, retirement homes;

(P) Planned developments;

(Q) Printing shops;

(R) Public parking;

(S) Rail and bus stations;

(T) Recreation facilities;

(U) Restaurants;

(V) Shops for repair and similar services such as:

(1) Bakeries, retail for distribution from the premises;

(2) Barbershops and beauty shops;

(3) Bowling alleys;

(4) Car washes;

(5) Catering establishments;

(6) Garages and service stations, provided:

(a) All automobile parts and dismantled automobiles are stored within the building, except outdoor display racks; and

(b) Pumps, lubrication or other devices are located at least 15 feet from any street property line.

(7) Laundromats and dry cleaning establishments employing not more than five persons;

(8) Locksmith shops;

(9) Membership clubs;

(10) Offices;

(11) Photo shops;

(12) Plumbing, heating and electrical shops;

(13) Shoe repair shops;

(14) Sign shops, excluding outside storage;

(15) Tire stores and the like; and

(16) Undertaking establishments.

(W) Signs (subject to requirements set forth in §§ 155.240 through 155.245);

(X) Stores and shops for the conduct of retail business;

(Y) Taverns and cocktail lounges, bars, package stores;

(Z) Theaters, excluding drive-ins;

(AA) Upholstery shops;

(BB) Warehouses; and

(CC) Accessory buildings and uses customarily incident to the uses permitted in this district.

§ 155.161 CONDITIONAL USES.

(A) The following uses are permitted in the C-1 General Commercial District after a finding by the Zoning Commission that their mode of conduct and location will not hinder the enjoyment and use of nearby properties and will not disrupt the appropriate use of the land and resources of the area. The Zoning Commission shall also recommend appropriate restrictions as necessary and merited by the area.

(B) Meat market (butcher shop).

(1) An operation and buildings or structures in connection with the use to process, store or display meat or meat products for retail sale to the public or for human consumption.

(2) A meat market (butcher shop) may request a conditional use for engaging in the custom slaughtering of livestock delivered by the owner for custom slaughter or a person engaged in the preparation of carcasses and parts and meat food products of such livestock when slaughtered or prepared for the exclusive use in the owner’s household by the owner or members of his or her household or his or her nonpaying guests or employees.

§ 155.162 BUILDING HEIGHT LIMIT.

Except as provided in §§ 155.240 through 155.245, no structure shall exceed four stories or 45 feet in height.

§ 155.163 AREA REGULATIONS.

Subject to the modifications set forth in §§ 155.240 through 155.245, the area regulations are as follows.

(A) Structures. There are no requirements for commercial structures.

(B) Minimum lot frontage. There are no minimum requirements except as contained in §§ 155.240 through 155.245.

(D) Minimum rear yard. There are no minimum requirements except as contained in §§ 155.240 through 155.245.

(E) Minimum side yards. No side yard is required except on corner lots, in which case there shall be a side yard of not less than ten feet on the street side.
