C-3 HIGHWAY

COMMERCIAL DISTRICT

§ 155.190 PERMITTED USES.

In C-3 Highway Commercial District, no building or premises shall be used, and no building shall be hereafter erected or structurally altered except for one of the following purposes:

(A) Automobile parking lots;

(B) Food store retail only; 3,000 square feet maximum;

(D) Hotels, motels, restaurants, taverns and package liquor stores;

(E) Kennels, commercial;

(F) Retail stores for the sale of automobile parts and accessories, souvenirs, curios, film, magazines and other products customarily sold to meet the needs of the motoring public, but not including junk, salvage or automobile wrecking yards;

(G) Self-contained propane dispensers;

(H) Service stations, automobile and truck repair garages;

(I) Signs subject to requirements as set forth in §§ 155.240 through 155.245;

(J) Tire store sales and service, including vulcanizing and recapping, but not involving manufacturing on the premises;

(K) Tourist information centers and museums;

(L) Truck stops; and

(M) Accessory buildings and uses customarily incident to the uses permitted in this district.

§ 155.191 BUILDING HEIGHT LIMIT.

Except as provided in §§ 155.240 through 155.245, no structure shall exceed four stories or 45 feet in height.

§ 155.192 AREA REGULATIONS.

Subject to the modifications set forth in §§ 155.240 through 155.245, the area regulations are as follows.

(A) Minimum lot area. There are no minimum requirements except as contained in §§ 155.240 through 155.245.

(B) Minimum lot frontage. There are no minimum requirements except as contained in §§ 155.240 through 155.245.

(C) Minimum front yards. Measured from the front property lines, there shall be a front yard of not less than 50 feet except for the motor fuel pumps which may be erected 25 feet from the front property line.

(D) Minimum rear yard. There are no minimum requirements except as contained in §§ 155.240 through 155.245.

(E) Minimum side yards. No side yard is required except on corner lots, in which case there shall be a side yard of not less than 15 feet on the street side.
