AR AGRICULTURAL

RESIDENTIAL DISTRICT

§ 155.045 PERMITTED USES.

   In AR Agricultural Residential Districts, no building or premises shall be constructed or structurally altered except for one of the following purposes:
   (A)   Shall only be a permitted use in newly annexed areas or property immediately adjacent to unincorporated areas bordering the city limits;
   (B)   Agriculture, including the raising of field crops, horticulture and kennels;
   (C)   Animals, as specified in § 93.03;
   (D)   Churches, schools, colleges and similar facilities;
   (E)   Facilities necessary for the provision of transportation, communications, water, sewerage, electrical energy and natural gas pipelines and their appurtenances;
   (F)   Golf courses, country clubs, but not including race tracks or driving tracks, golf driving ranges, outdoor theaters and similar commercial recreational enterprises;
   (G)   Home occupations;
   (H)   Living quarters for persons employed on the premises;
   (I)   Police and fire;
   (J)   Ranch and farm dwellings and normal farm and ranch buildings and facilities common to farm and ranch activities;
   (K)   Recreational enterprises;
   (L)   Single-family dwellings;
   (M)   Wells; and
   (N)   Accessory buildings and uses customarily incident to the uses permitted in this district.

§ 155.046 CONDITIONAL USES.

   The following uses are permitted in the AR Agricultural Residential District after a finding by the Board of Adjustment that their mode of conduct and location will not hinder the appropriate use of land and resources:
   (A)   Airports, provided:
      (1)   They do not endanger the immediate area; and
      (2)   They meet all local, state and federal regulations.
   (B)   Cemeteries, crematories, mausoleums.

§ 155.047 BUILDING HEIGHT LIMIT.

   Except as provided in §§ 155.240 through 155.245, the height regulations are as follows.
   (A)   No dwelling shall exceed two and one-half stories or 35 feet in height.
   (B)   No other structure shall exceed three stories or 45 feet in height.

§ 155.048 AREA REGULATIONS.

   Subject to the modifications set forth in §§ 155.240 through 155.245, the area regulations are as follows.
   (A)   Minimum lot area.
      (1)   A lot upon which there is erected a structure shall not contain less than two acres.
      (2)   A lot having an area less than herein required which was recorded under separate ownership from adjoining lots at the effective date hereof may be occupied by a one-family dwelling or by any permitted nonresidential use except the keeping of livestock and/or fowl.
   (B)   Minimum lot frontage. There shall be a minimum lot frontage of not less than 75 feet per dwelling and 125 feet for other principal structures.
   (C)   Minimum front yard. Measured from the front property line there shall be a front yard of not less than 25 feet.
   (D)   Minimum rear yard. Measured from the rear property line, every principal structure shall have a rear yard of not less than 30 feet and for every accessory building there shall be a rear yard of not less than ten feet.
   (E)   Minimum side yards. Measured from the side property lines there shall be side yards of not less than ten feet on each side of a lot.
   (F)   Accessory structures. All accessory structures used for the purpose of housing, keeping or sheltering livestock or fowl shall be setback a distance of 50 feet from any property line and 50 feet from any dwelling.
