R-2 Two-Family, Medium-Density Residential District
1262.01 PURPOSE.
The R-2 Two-Family, Medium-Density Residential District is created to provide for single-family residential uses at a density of not more than 7.3 dwelling units per gross acre. The minimum lot size required herein is based upon those conditions ordinarily existing in the Village at the time of adoption. All provisions contained herein are deemed just and necessary to the public health, safety, and general welfare of the residents of the Village.

1262.02 PERMITTED USES.
In a R-2 Two-Family, Medium Residential District, no land or building shall be used or changed in use and no building shall be located, erected, or structurally altered unless otherwise provided herein, except for one or more of the following:
(a) Single-family dwellings.
(b) Two-family dwelling (up and down; side by side).
(c) Zero-lot line single-family dwellings. Units must be constructed in pairs which share no more than one common wall along a single side lot line.
(d) Accessory buildings and uses incidental to the principal use which do not include any activity conducted as a business.
(e) Public schools.
(f) Home occupations as set forth in Section 1287.11.
(g) All other uses permitted in accordance with State and Federal laws.
In an R-2 District, the following uses shall be classed as conditionally permitted uses, and may be permitted by the Planning Commission with the consent of Council or Council without the consent of the Planning Commission and subject to the conditions noted:
(b) Parks and playgrounds as set forth in Section 1256.03.
(c) Professional office building or clinic for medical or dental purposes.
(d) Nursing homes, rest homes, convalescent homes, extended care centers, and any other place of similar nature for the diagnosis, treatment, or other care of the aged or infirm.
(e) Child care of adult day care facilities with more than seven persons (see Chapter 1287).
(f) Wireless telecommunication towers, wireless telecommunication facilities, and wireless telecommunication shelters as set forth in Section 1287.16.
(g) Any other uses similar in nature as determined by the Planning Commission with the consent of Council or Council without the consent of the Planning Commission.

1262.04 BUILDING HEIGHT LIMIT.
No residential building shall hereafter be erected or structurally altered to a height exceeding 21/2 stories or 35 feet in height measured from the grade to the ridge of the roof.

1262.05 REQUIRED LOT AREA.
(a) Each single-family dwelling shall be located on a lot containing not less than 9,750 square feet and a lot width not less than 65 feet.
(b) Each two-family dwelling shall be located on a lot containing not less than 12,000 square feet and a lot width of not less than 80 feet.

1262.06 YARDS REQUIRED.
The following yard requirements shall apply to all yards in an R-2 District:
(a) Front Yard: 35 feet.
(b) Rear Yard: 40 feet.
(c) Side Yard: Not less than 8 feet but the sum of 2 side yards shall not be less than 20 feet, except with a zero lot line.
(d) Corner Lot Yards: The minimum building setback line on any street not having lots fronting upon it shall be 30 feet from the required right-of-way line or easement line. Where the street on the side of a corner lot has lots fronting upon it within the same block on the same side of the street, the building setback on the side of the corner lot shall conform to the setback requirements of such street.
(e) Yards for Public and Semipublic Buildings: All public and semipublic buildings, including accessory buildings, shall provide the same front yard as required for all other buildings in the district. There shall be a minimum side yard clearance for such buildings of 100 feet from any lot line.
(f) Yards for Zero Lot Line Single Family Dwellings.
(1) Front yard. 35 feet.
(2) Rear yard. 40 feet.
(3) Side yard. 10 feet.
(4) Corner lot yards. The minimum building setback line on any street shall be 35 feet from the required right-of-way line or easement line.
(5) Lot width. 50 feet at the minimum building setback line.
