The Zoning Ordinance must be substantially consistent with the land use element of the Master Plan of the Town, pursuant to the Municipal Land Use Law, Chapter 291, Laws of N.J.; 1975. At least 30 days prior to final action of the governing body, the Zoning Ordinance and any revisions and/or amendments shall be referred to the Planning Board for review and comment.
