H-I medical service district.

A.

[Use and purpose of district.] This district is composed of land and structures occupied by or suitable for an appropriate grouping of medical service facilities. The district may include a hospital as the center for such hospital related services as offices, drugstores and restaurants.

B.

Permitted uses. In H-1 medical service districts only the following uses are permitted:

1.

Clinics.

2.

Hospitals when on a minimum site of one acre.

3.

Nursing and convalescent homes when on a minimum site of 20,000 square feet.

4.

Offices of physicians, surgeons, dentists [and] psychiatrists.

5.

Pharmacies, drugstores, banks, flower shops, homesteads and retail shops dispensing medical or surgical supplies.

6.

Offices, general and professional, not exceeding 25,000 square feet in the gross floor area.

7.

Medical education buildings when on a site of two acres, or a city square, whichever is the lesser.

8.

A sign pertaining to the permitted use in this district not to exceed 20 square feet in total area. In no case shall there be more than one pole sign per lot.

C.

Height regulations. No building shall exceed 35 feet in height.

D.

Area regulations.

1.

Yard.

a.

Front yard.

i.

There shall be a front yard having a depth of not less than 20 feet.

ii.

On through lots the required front yard shall be provided on both streets.

b.

Side yard.

i.

There shall be two unobstructed side yards, one on each side of the building, provided that in no case shall either side yard be less than five feet.

ii.

On corner lots, the side yard abutting the side street shall not be less than ten feet.

c.

Rear yard.

i.

[Generally.] There shall be a rear yard having a depth of not less than 20 feet.

ii.

Key lots. The rear yard of the corner lot shall not be less than 20 feet.

Lot area. The minimum width of lots shall be 60 feet at the front property line or at the front building line in the case of irregular shaped lots. Each lot shall contain a minimum area of 6,000 square feet.

E.
