GO-M general office/mixed use district.
A.
[Use and purpose of district.] This district is composed of areas containing a mixture of commercial and residential uses, such as offices, general sales offices, banks and public and semipublic uses. The district regulations are designed to protect and encourage compatibility with the residential surroundings.
B.
Permitted uses. In GO-M general office/mixed use districts, only the following mixed uses are permitted:
1.
All uses permitted in R-2.
2.
Banks and homesteads.
3.
Floral or gift shops, antique shops and/or boutiques.
4.
Offices, general and professional not exceeding 5,000 square feet in the gross floor area; which may or may not contain living areas for a single-family.
5.
Private clubs.
6.
Studios for professional work or teaching of any form of fine arts, photography, music, drama, dance, but not including commercial gymnasiums.
7.
Child care center with living areas for a single family; provided, however, the following criteria are met:
a.
There shall be a minimum play area of at least 1,000 square feet which shall be enclosed to a height of not less than four feet nor more than six feet.
b.
The occupation is carried on by a member of the family residing on the premises and that no person not a resident of the premises is employed.
c.
Not more than 15 percent of the floor area of the dwelling is used for said occupation.
8.
Homes for the aged, nursing homes, convalescent homes and orphan homes, when located on a site having a minimum lot area of 20,000 square feet.
9.
Nursery schools, preschools and kindergartens, privately operated and providing a minimum outdoor play area of 75 square feet for each child, with such play area enclosed to a height of not less than four feet, nor more than six feet. Inside play area shall be a minimum of 35 feet of gross floor area for each child.
10.
Accessory buildings or similar uses customarily incidental to any of the above uses, including a sign or bulletin board relating to the permitted uses in this district not to exceed 20 square feet in total area. In no case shall there be more than one pole sign per lot.
C.
Height regulations. No building shall exceed 35 feet in height.
D.
Area regulations.
1.
Yard.
a.
Front yard.
i.
There shall be a front yard having a depth of not less than 20 feet.
ii.
On through lots the required front yard shall be provided on both streets.
b.
Side yard.
i.
There shall be two unobstructed side yards, one on each side of the building, provided that in no case shall either side yard be less than five feet.
ii.
On corner lots, the side yard abutting the side street shall not be less than ten feet.
c.
Rear yard.
i.
[Generally.] There shall be a rear yard having a depth of not less than 20 feet.
ii.
Key lots. The rear yard of the corner lot shall not be less than 20 feet.
2.
Lot area.
a.
The minimum width of lots shall be 60 feet at the front property line or at the front building line in the case of irregular shaped lots. Each lot shall contain a minimum area of 6,000 square feet.
b.
Lots occupied by businesses and/or single-family dwellings shall contain an area of not less than 6,000 square feet.

Off-street parking requirements. Off-street parking requirements are provided in section XVI.

Site plan review. Any mixture of uses on the same lot shall be reviewed and approved by the planning and zoning commission.
