R-2A townhouse/doubles residential district.
A.
[Use and purpose of district.] This district is to provide for low-density residential development, including doubles and townhouses, together with such churches, recreational facilities, and accessory uses as may be necessary or are normally compatible with residential surroundings. The district is located to protect existing development of this character and designed to prevent overcrowding of the land by requiring certain minimum yard and area standards to be met. No commercial vehicles as defined by this ordinance shall be parked in a R-2A residential district.
B.
Permitted uses. In R-2A residential districts only the following uses are permitted:
1.
All uses permitted in R-1A and R-1B residential districts.
2.
Townhouses provided no more than two townhouse units are grouped in one building and further providing that all townhouse regulations shall also apply.
3.
Two-family dwellings (doubles).
4.
Accessory buildings, or similar uses, including private garages, and uses customarily incidental to any of the above listed uses when located on the same lot and not involved in the conduct of a business.
C.
Area regulations for all uses.
1.
Yard.
a.
Front yard.
i.
There shall be a front yard having a depth of not less than 20 feet.
ii.
On through lots, the required front yard depth of 20 feet shall be provided on both streets.
b.
Side yard (except townhouses).
i.
There shall be two unobstructed side yards, one on each side of the building, provided that in no case shall either side yard be less than five feet.
ii.
On corner lots, the side yard abutting the side street shall not be less than ten feet.
c.
Rear yard.
i.
[Generally.] There shall be a rear yard having a depth of not less than 20 feet.
ii.
Key lots. The rear yard of the corner lot shall not be less than 20 feet.
2.
Lot area (except townhouses).
a.
[Generally.] The minimum width of lots shall be 60 feet at the front property line or at the front building line in the case of irregular shaped lots.
b.
Doubles. Each lot shall contain a minimum area of 6,000 square feet.
D.
Additional regulations for townhouse dwellings.
1.
Townhouse dwellings are permitted provided no more than two townhouse units are grouped in one building and further providing that the following regulations shall also apply:
a.
Lots occupied by townhouse dwellings shall contain an area of not less than 3,000 square feet, a width of not less than 30 feet and a depth of not less than 100 feet.
b.
A townhouse dwelling, and the individual lot it occupies, may be sold separately where separate utilities systems are provided and separate lots for each dwelling unit in a group are lots of record.
c.
The facades of the townhouses may be varied by changed front yards of not less than two feet and variations in materials or design.
d.
A side yard of five feet shall be provided on the outside unit on each end of the building.
E.
Height regulations. No building shall exceed 35 feet in height.
F.
Off-street parking requirements. Off-street parking requirements are provided in section XVI.
