Sec. IV

District regulations.

A.

General provisions.

1.

Establishment of districts. For the purpose of this ordinance, the city is divided into the following districts:

R-1A Single-Family Residential District
R-1B Single-Family Residential District
R-2A Townhouse/Doubles Residential District
R-2B Townhouse Residential District
GO/M General Office/Mixed Use District
H-1 Medical Service District
C-1 Neighborhood Commercial District
C-2 General Commercial District
LI Light Industrial District
CCZ Commercial Corridor Overlay Zone
POR Park, Open Space and Recreation District
NU Non-Urban Batture District

 

2.

Zoning Map. The zoning districts and boundaries thereof are shown on the Official Zoning Map of the city, dated April 7, 2004, and any amendments thereto. This official zoning map, together with all the notations, references and other information shown thereon, and shall be on file in the city hall, and is attached hereto and made a part thereof.

3.

District boundaries. Except where specifically shown by dimension or otherwise on the official zoning map, the boundaries of districts are lot or property lines, the center of streets or alleys or such lines extended, railway, right-of-way lines, natural boundary lines such as watercourses, and the municipal corporate limit lines as they may exist from time to time. Questions concerning the exact location of any district shall be decided by the city council, after a recommendation of the Harahan Planning and Zoning Commission.

4.

Application of regulations. Except as hereinafter provided:

a.

No land shall be used or occupied, no structure shall be erected, altered, used or occupied, and no use shall be operated unless in conformity with the regulations herein prescribed for the district in which such structure or land is located.

b.

No structure shall be erected, altered, used or occupied to exceed the height limits herein established, to have less building site area, or to have narrower or smaller front, side and rear yards than herein prescribed for the district in which the structure is located.

c.

No part of a yard or other open space required about any structure for the purpose of complying with the provisions of the ordinance shall be included as a part of the yard or other open space similarly required for another structure.

d.

No building site shall be so reduced or diminished that the building site area, yard, or other open spaces shall be smaller than prescribed by this ordinance.

e.

Every structure, other than an accessory structure hereafter erected, altered, used or occupied shall have provided and continuously maintained for it a separate building site as herein defined as a lot of record unless otherwise provided in this ordinance.

f.

Every use, unless expressly exempted by this ordinance, shall be operated entirely within a completely enclosed structure.

g.

No building, structure or premises shall be erected, occupied or used so as to provide more dwelling units than allowed under the terms of the ordinance for the district in which such building, structure or premises is or are located.

h.

Whenever any street, alley or other public way is vacated by official action of the governing body of the city, the zoning district adjoining each side of such street, alley or public way shall automatically extend to the center of same, and all areas included therein shall become subject to all appropriate regulations of the extended districts.

i.

Every building or structure hereinafter erected shall be located on a lot of record and in no case shall there be more than one building on one lot unless otherwise provided in the ordinance.

j.

No building or structure shall be erected on any substandard lot of record until and/or unless the required approval has been obtained from the city council.

k.

Sidewalks shall be installed approximately one foot from the front property line and from the side property line on corner lots on all new building sites and renovations exceeding 50 percent of the marketable value of structures on one plot of land (See Appendix #3 for details).
