§ 12-5.2

Preservation of Natural Features.

The following regulations shall apply:
a. 
No structure shall be built within 25 feet of the centerline of an open stream carrying water on an average of six months of the year. No building shall be constructed on land subject to periodic overflow.
b. 
No soil, mineral or similar material may be removed from any lot except that which is purely incidental to the construction or alteration of a building or structure. No excavation of any portion of any lot is permitted, except for landscape or agricultural purposes, and no paving on any portion of any lot is permitted, except to repair or resurface existing paving, unless a building permit is first obtained.
c. 
Existing natural features such as trees, brooks, drainage channels, and views shall be retained. Whenever such features interfere with the proposed use of such property, a retention of the maximum amount of such features consistent with the use of the property shall be required.
