§ 12-24.6

Other Provisions and Requirements.

a. 
Building design. The design of the buildings shall respect the historic character of the neighborhood setting and the Borough and shall conform to the following:
1. 
Architectural elevations and floor plans shall be provided for each type of building.
2. 
Maximum length of buildings shall not exceed 225 feet.
3. 
Variations in setback, materials, colors and design including breaks in the building facade shall be encouraged to reduce and separate the building mass.
4. 
Flat roofs shall incorporate design techniques to shield any roof-mounted equipment.
5. 
All HVAC and mechanical equipment shall be adequately screened from view.
6. 
All multiple-family dwelling buildings and all accessory buildings and structures, including signs, shall be designed in a unified architectural style.
7. 
Building design shall include spare electrical conduit to permit future installation of rooftop-mounted solar.
8. 
Building placement.
(a) 
Buildings with frontage along Hamilton Avenue and Lafayette Street shall be limited in height to three stories or 38 feet to be sensitive to the existing residential land uses.
(b) 
Buildings with a height greater than three stories or 38 feet shall only be located along Somerset Street and along the rear (eastern) property line of Block 18, Lot 1 to visually reduce the scale of the building.
b. 
Open space.
1. 
A minimum of 15% of the tract shall be specifically set aside for conservation, recreation and/or open space.
c. 
Stormwater. The project shall be designed to meet the NJDEP Stormwater Management Rules at N.J.A.C. 7:8 applicable at the time of submittal of a complete site plan application and under Chapter 19 of the Hopewell Borough Code. Wherever practical, stormwater management facilities shall be designed for ease of maintenance and utilize green infrastructure measures that serve as an aesthetic landscape amenity to the development.
