Sec. 2.1

Zoning Districts.

For the purpose of promoting the general health, safety, morals and general welfare of the City of Inverness. All land and water areas located within the incorporated territory of the city, shall be designated for use and development based on the following zoning districts listed below. These districts shall be reflected on the Zoning District Map for the City of Inverness, Florida.

SLD/RS—(2.5 U.P.A Maximum)

Intent. The provisions of this district are intended to provide an area of low density single-family residential development. Large lot sizes and other restrictions are intended to provide for the highest quality residential development.

LD/R1—(5 U.P.A. Maximum)

Intent. The provisions of this district are intended to provide an area of medium density single-family residential development. Medium lot sizes and other restrictions are intended to promote and protect this high quality residential development.

ULD/R2—(7.5 U.P.A. Maximum)

Intent. The provisions of this district are intended to provide an area of medium high density single-family residential development. Small lot sizes and other restrictions are intended to promote and protect this quality residential development.

LMD/R3—(10 U.P.A. Maximum)

Intent. The provisions of this district are intended to provide an area of high density residential development with a variety of housing. The types of housing, lot sizes and other restrictions are intended to promote and protect high density residential development while maintaining adequate open space. Some compatible nonresidential uses are also provided for within the district.

MD/R4—(12.5 U.P.A. Maximum)

Intent. The provisions of this district are intended to provide areas of high density residential development. This district differs from R3 residential in density and it provides further diversification of housing by the inclusion of mobile home parks by special exception.

RO/RP—Residential Professional

Intent. The provisions of this district are intended to provide a transition area between the residential and the commercial uses. Permitted uses, lot sizes and other restrictions are intended to promote and protect medium high density residential development in combination with professional and commercial development.

PDP—Planned Development Project

Intent. The provisions of this district are intended to encourage the development of land as planned communities; encourage flexible and creative concepts of site planning; preserve the natural amenities of the land by encouraging scenic and functional open areas and the multiple use of resources; accomplish a more desirable environment than would not be possible through the strict application of the minimum requirements of conventional zoning districts; provide for an efficient use of land resulting in smaller networks of utilities, streets and demands on necessary services and thereby lowering development and construction costs; and provide a stable environmental character with surrounding areas.

CBD—Central Business District

Intent. The provisions of this district are intended to provide retail shopping and services in the central downtown area convenient to both vehicular and pedestrian traffic. Permitted uses, lot sizes and other regulations are designed to promote retail and business uses in the central downtown area. These uses will primarily serve the pedestrian traffic generated by the heavy concentration of governmental, professional and office uses in the area.

C—Commercial

Intent. The provisions of this district are intended to provide an area to be developed and preserved for commercial uses to serve the needs of the citizens of Inverness and the surrounding region. The permitted uses, lot sizes and other restrictions are intended to promote commercial development while protecting the adjacent uses, both residential and nonresidential, from conflicts and to minimize traffic along noncommercial streets.

I—Industrial

Intent. The provisions of this district are intended to provide an area located in close proximity to transportation facilities that will serve manufacturing, warehousing and other uses permitted in the district. The district location, lot sizes and other restrictions are intended to promote industry, to provide employment and to serve the citizens of Inverness and the region while minimizing adverse influences of such industrial uses on nearby nonindustrial uses and to eliminate unnecessary industrial traffic passing through the nonindustrial areas of the city.

P/SP GU—Government Use

Intent. To locate public facilities and utilities in areas to maximize the efficiency of services offered, and to minimize their impact on the natural resources and environment.
