Sec. 2.2

Assignment of Zoning Districts and Adoption of Zoning District Map.

A.

Adoption of zoning district map. The Official Zoning Map shall be identified by the signature of the Council President, attested to by the City Clerk and bearing the seal of the City of Inverness under the following words:

"This is to certify that this is the Official Zoning Map referred to in Article ___, Section ___ of the Ordinance Number ___ of the City of Inverness, Florida", together with the date of adoption of this Ordinance. A certified copy shall be located in the Office of the Administrative Official.

If in accordance with the provisions of this Code changes are made in district boundaries or other matters portrayed in the Official Zoning Map, promptly after the amendment has been approved by the City Council, a zoning number and an ordinance number shall be given to each change and a file of such changes shall be kept by the building department.

B.

Interpretation of zoning district map. The district boundary lines are intended to generally follow the center lines of streets, the center lines of railroad rights-of-way, existing lot lines, the mean water level of lakes and streams or municipal boundary lines, all as shown on the zoning map. Where a district boundary line does not follow such line, its position shall be shown on said zoning map by a specific dimension expressing its distance in feet from a street center line or other boundary line as indicated.

Where a zoning district boundary does not clearly follow any of the features mentioned above, its exact location on the ground shall be determined by measurement according to map scale and/or legal description(s) of the land area(s) involved which are related to the zoning district in question.

In any instance in which the exact location of a zoning district boundary is not clear, the appropriate Administrative Official shall request the Planning and Zoning Commission for a clarification of the zoning district boundary before a zoning permit shall be issued.

C.

Unzoned Areas. If any land and/or water area does not appear to have an identifiable or specific zoning district map designation reflected on the zoning district map, the Planning and Zoning Commission shall initiate an amendment to the zoning district map within thirty (30) days after notification of such fact in order to establish a zoning district for such area and no zoning permit, site development permits or certificates of occupancy shall be issued for such areas until the City Council has taken final action on the proposed amendment.

D.

Currency of zoning district map. The Administrative Official shall ensure that all zoning district boundaries are accurately reflected on the zoning district map within two (2) working days.
