1. Lots or Parcels of Land of Record: Any single lot or parcel of land which was of record at the time of adoption of the Ordinance that does not meet the requirements for minimum lot width or area may be utilized for a permitted use subject to the provisions set forth in paragraph 3. below, lots in combination. This provision shall apply even though such lots fail to meet the requirements for area or width, or both, that are generally applicable in the district, provided that yard dimensions and requirements other than those applying to area or width, or both, of the lot shall conform to the regulations for the district in which such lot is located.
2. Lot Area Greater than Fifteen (15) Acres: A lot, or contiguous area of lots, as defined in Section 3.02 when fifteen (15) acres or larger shall be developed as a planned development special use. (See Section 14.12).
3. Lots in Combination: If two or more lots or a combination of lots with contiguous frontage in single ownership are of record at the effective date of this Ordinance, and if all or part of the lots do not meet at least one-half (1/2) of the required minimum lot area, two-thirds (2/3) of the required minimum lot width, or both required under this Ordinance, the lots involved shall be considered to be a single zoning lot for the purposes of this Ordinance; and no portion of said zoning shall be used, sold or developed in a manner which diminishes compliance with the lot
width and area requirements established by this Ordinance, nor shall any division of any parcel be made which creates a lot width or area below the minimum requirements stated in this Ordinance.
