CHAPTER 19

24 - R RESIDENTIAL ZONE

19.24.010 - Purpose.

The purpose of an R residential zone is to provide areas of higher density residential development where community water and sewer systems are available.

19.24.020 - Permitted uses.

Principal uses permitted outright in a residential zone are as follows:

A.

Single-family dwellings;

B.

Duplexes;

C.

Mobile homes;

D.

Mobile home parks;

E.

Home occupations.

19.24.030 - Conditional uses.

Conditional uses in a residential zone are as follows:

A.

Public or private school;

B.

Golf course, country club, swimming club, or tennis club;

C.

Community center;

D.

Cemetery;

E.

Buildings and uses of a public works, public service or public utility nature, but not including equipment storage or repair yards, warehouses, or related activities;

F.

Church;

G.

Hospital, sanitarium, rest home, home for the aged, nursing home, convalescent home, or retirement home;

H.

Temporary sales or development office for subdivisions, planned unit developments, or mobile home parks;

I.

Planned districts conforming to planned district requirements set out in Chapter 19.34;

J.

Multiple-family units;

K.

Any other uses judged by the board of adjustment to be consistent with the purposes and intent of this chapter and to be no more detrimental to the adjacent properties than, and of the same type and character as, the above listed uses.

19.24.040 - Density provisions.

Density provisions for a residential district are as follows:

A.

Minimum lot size for single-family homes on community water and sewer systems shall be six thousand square feet. Where a community sewer system is not available, the minimum lot area shall be twenty thousand square feet, except that the county sanitarian may establish a minimum lot size greater than twenty thousand square feet. An additional two thousand five hundred square feet of lot area shall be required for each additional dwelling over one. An additional one thousand five hundred square feet of lot area shall be required for each additional dwelling over four. In no case shall density exceed seven dwelling units per acre;

B.

Maximum height of buildings, two stories, but not to exceed forty feet;

C.

Minimum width of lot, sixty feet;

D.

Minimum front yard depth, twenty feet;

E.

Minimum side yard width, five feet;

F.

Minimum side yard width along flanking street of corner lot, fifteen feet;

G.

Minimum rear yard required, five feet.

19.24.050 - Accessory uses.

Accessory uses permitted in a residential zone are as follows:

A.

Uses customarily incidental to a principal use permitted outright, such as private garages or parking areas for noncommercial vehicles only, but not including any business, trade or industry;

B.

The renting of rooms by the resident owner for lodging purposes only and for the accommodation of not more than two roomers in a dwelling unit.

19.24.060 - Signs.

In a residential district the following signs are permitted:

A.

Nonflashing residential nameplates not exceeding sixty-four square inches bearing only the name and address of the occupant;

B.

Nonflashing bulletin boards or signs not exceeding thirty square feet for quasi-public institutional or other buildings;

19.24.080 - Off-street parking.

Parking requirements in a residential district are as follows:

A.

Minimum of one off-street parking space per dwelling;
