28 - GC GENERAL COMMERCIAL DISTRICT

The general commercial district provides for larger retail and service commercial centers for convenience shopping along major state and county highways.

Principal uses permitted outright in a general commercial district are as follows:
A.
A permitted use listed in the tourist commercial and rural center districts;
B.
Automobile washing and polishing;
C.
Auction house, but not including animal sales;
D.
Farm equipment sale and service;
E.
New and used car, boat, motorcycle, snowmobiles, truck and trailer sales;
F.
Lumberyard or building material shop;
G.
Rent-all;
H.
Veterinary clinic or animal hospital fully conducted within an enclosed building;
I.
Wholesale business, but not including animal slaughtering or processing facility;
J.
Bus storage and maintenance facility including terminal and freight forwarding facility;
K.
Parking lot;
L.
Mortuary;
M.
Printing, publishing, and book binding;
N.
Eating and drinking establishment;
O.
Upholstery shop;
P.
Other retail trade or service commercial establishment;
Q.
Professional office buildings.

Conditional uses in a general commercial district are as follows:
A.
Amusement or recreation facility;
B.
Mobile home park;
C.
Building or structure over sixty feet in height;
D.
Kennel;
E.
Planned district conforming to requirements of the planned district set out in Chapter 19.34;
F.
Light manufacturing conducted within an enclosed building;
G.
Any other uses judged by the board of adjustment to be consistent with the purposes and intent of this chapter and to be no more detrimental to the adjacent properties than, and of the same type and character as, the above listed uses.

Density provisions for the general commercial district are as follows:
A.
Maximum building height; three stories, but not to exceed fifty feet;
B.
Minimum lot size, none, if a public sewer system; otherwise, as determined by the health officer;
C.
Minimum front yard depth, none required;
D.
Minimum side yard for an interior lot, none required;
E.
Minimum side yard for a corner lot, fifteen feet;
F.
Minimum side yard for a zone transition lot, same as requirement of adjoining, more restrictive district;
G.
Minimum rear yard, fifteen feet; except, when abutting residential district; twenty feet.

The accessory uses permitted outright in a general commercial district are as follows:
A.
Uses and structures customarily incidental to a principal use permitted outright. On-site hazardous waste treatment and storage facilities as an accessory use to any activity generating hazardous waste and lawfully allowed in this zone; provided, that such facilities meet the state siting criteria adopted pursuant to the requirements of RCW 70.105.210;
B.
Commercial parking lots for private passenger vehicles only.

In a general commercial district the following signs are permitted:
A.
Advertising signs and outdoor advertising structures not exceeding three hundred square feet in area and not exceeding thirty-five feet in height;
B.
Signs may be illuminated but shall not be of a flashing or moving type;
